When I was there, Fall 07-spring 11, most people lived in apartments. A lot of the freshman girls did dorms for rush and sorority stuff, but most guys didn't do dorms freshman year except for out of state students. I had some friends that did them and they were fine, but they couldn't wait to move out of it after the first semester.
That being said, the dorms weren't anything like they are now, so I don't know if they are better or not. They are certainly nicer now.

Way back in my day, the dorms had tiny rooms for two and big communal baths.
Big concern with the dorms for my nephew is what happens over the summer with all his stuff. Don't want to haul that stuff back and forth to NY.
Funny thing. My step-daughter is at Stony Brook and her dorm had 6 girls and one bathroom.

If we rent a 3 bedroom two bath place, anyone have an idea how much one of those rooms would be in demand for potential roommates?

House? You are probably looking at $800 per month per person for an older home.

I’m shocked every time one of mine goes off to college. The expense is totally overwhelming. My youngest is at Bama Bound as we speak. That’s bammer’s version of Camp War Eagle. $5k a semester for a shared dorm room. $3k for the silver package meal plan. He has over $16k in scholarships and looking like he will have about 12-15 more per year on other expenses.
And I have 2 in school at the same time. Yikes.

Are you asking about demand of roommates. In freshman year there are many people looking for roommates and live in apartments, houses, or even trailers. My son at Auburn stayed in apartments last year. 3 students. It was $761 per student a month for a year lease. Newer nice apartments and can’t remember the name of the complex but it was an 8 minute walk to sky bar. Anyway that included internet, electricity, water, and garbage in the cost. Even for students not staying in dorms the university has a list of students that are looking to live outside of dorms as well and will work with you.

After looking at a few places, my wife went into near panic when she found that they were all booked up and that they were mostly filled by October of the previous year!
We were happy to find The Mill with a good sized two bed two bath suite for $750. Lots of amenities, pools, gyms and game rooms.
