QB: Philip Rivers
RB1: David Johnson
RB2: Phillip Lindsay
WR1: Davante Adams
WR2: Adam Thielen
TE: Greg Olsen
FLX: Kenny Golladay
D/St: 49ers
K: Brett Maher
Bench:
Damien Williams (O)
OJ Howard
Derrius Guice (IR)
Jordan Howard
Terry McLaurin
Not very high on my team thus far (1-2 currently) and definitely not high on my RBs. My thoughts are to propose a package deal for CMC. The guy who has CMC is in dire need of WR as his WR1 and WR2 are Stefon Diggs and Emmanuel Sanders.
What are your thoughts? Should I package Devonte Adams with a Philip Lindsay or Kenny Golladay? I'm picking up Chark with my priority waiver this week and high on McLaurin so not too concerned with my WR depth. Thanks!

There is never a scenario where money comes in heavy on the favorite and yet the line goes down. If money comes in heavy on the favorite the line increases.
If money comes in heavy on the dog the line decreases. It never works the other way. Never.
I respectfully disagree. There are reverse line movements all time in sports betting. Take this game for instance: 95% of money line bets are on Texas. Why would Vegas continue to move the line in the opposite direction, increasing the odds on such bets, when all the money appears to be on Texas?
Sports books are no different than casinos, they're in it to make money and not just from the juice. I've been burned too many times to be convinced otherwise

Yea great points. I guess I’ve associated their success over the last 8 years with teams of late and forgotten how beatable they’ve been at times during the span

Damn even after watching highlights I hardly remember this game. How we were able to keep it competitive with Jennings at quarterback is nothing short of a miracle. And yet incompetency lost it for us.
Best Compact Gun Safe

So wife (no pics) and I had our first baby this week. Been an incredible couple of days, but we just got home from the hospital and naturally many thoughts are running through my head. Being the worry wart that I am, I think it’s a good idea to have something for self defense if God forbid someone were to break in. I grew up on a farm and have always had guns around the house, but my dad never believed in pistols so they’re not something I’m very used to.
My wife is terrified of guns and even the thought of having one in the house freaks her out. Now with a baby, she’s starting to warm up to the idea, but won’t let me gun shop until I buy a safe. We don’t have much space in our closets for a safe, so I was thinking about something smaller that could fit under a bed.
Any recommendations from the outdoor board is much appreciated. For the pistol, I think I’m going to go with a Glock 19 Gen 5 unless we decide to go with a .40 or .45. Any other recommendations there are much appreciated as well

This is either the greatest tip that’s ever been given or a sure way to get kicked off the premises haha

Sorry for the late response everybody. All of this is awesome feedback and now I feel like we'll have somewhat of a plan walking in as opposed to just walking in blind.
Winston, you mind posting your phone number and I'll be sure to call you first

I'm taking my dad to the Master's this Saturday as neither of us have ever been and it's always been on our bucket lists. I've been taking notes from others that have been on things to do the day of the tournament. Suggestions I've gathered so far are:
-Arrive early. I've been told they've been known to open the gates early, so the earlier the better in regards to arriving.
-Go to the gift shop as soon as we are inside the grounds
-Once we finish at the gift shop, walk the course in reverse order to get a feel on where to post up later in the day
It's a rather short list, so I was hoping to get some suggestions from those who have been on where there favorite places are to catch a lot of the action. Also would love to hear of some good places around Augusta for dinner. If I recall, someone in the past had started a similar thread, but I'm having trouble finding so forgive my ignorance. Any and all info is much appreciated!

The store I frequent told me they’ll be getting Weller 12 in this weekend and that I can swing by on Monday to grab one. It’s $100 for a half gallon. Is this a must get?

Good to know! That will make my decision a lot easier

Bump. Also have Michel starting at RB, would anyone consider starting Jackson over him with Burkhead back and taking some of the load from him?

Might be a ridiculous question, but assuming the Chargers sit Gordon another week, would anyone consider starting Justin Jackson over Doug Baldwin at flex? Seattle’s passing game is less than reliable, and I think Jackson will have some opportunities thrown his way given his performance last week. 1pt PPR scoring. Thanks!

Good deal, I'll forward the information along.
Last question: how would you discount the future cash flows of selling the lots to get a present value? Maybe I'm thinking about this the wrong way

Unfortunately I do not own the property, but I am connected to someone in a similar situation. With that said, I wasn't told the reasoning behind their situation.
When you ask if this could be used for financing, do you mean as collateral for a loan for another investment of some sort? I don't believe that would be the case if so.
If I had to guess it's the former, and he's attempting to figure out the value of the property to determine whether or not selling to another property would be worthwhile.

Valuing a Partially Developed Residential Property

Hey guys, long time lurker of the Money Talk board here. I have a question about how you would go about valuing a partially developed residential property. When underwriting locations for a commercial property, the highest and best use of the property is what's considered from the beginning. Once that's determined, I'm assuming you project out the income the property will accumulate in the future to give you the cash flows you need to determine whether or not to pursue the investment.
So say you own residential property and have been selling lots individually for a number of years. You also occasionally build the home for the individual, but the buyers of the lots have full say in who the contractor will be. If you have x# lots remaining in the development, how would you go about valuing the property? Would it be the individual price of each lot times the number of lots remaining? Could you project cash flows for any fees received from building the homes in the future?
Hopefully this makes some sense. If I'm incorrect in any of my assumptions please enlighten me. I would love to hear the boards thoughts. Thanks.

Good deal. My TE position was hurt badly when Delanie Walker got hurt beginning of season, so I've been throwing darts hoping one would stick. Think I'm going to drop both Clay and Seals-Jones to snag Gore and Blount. If Kerryon Johnson is out, you think Blount would be a better option than Godwin?

In dire need of a win this week guys, so any and all advice is much appreciated. I now know the importance of having a guy like Ekeler on my bench behind Gordon and won't be making that mistake again.
1 pt ppr, 12 Team League
Currently I have my lineup set as follows:
QB: Rodgers vs ARI
RB: Johnson @ GB
RB: Michel vs Min
WR: Smith-Schuster vs LAC
WR: Baldwin vs SF
TE: LaCosse @ Cin
Flex: Godwin vs Car
Bench:
RB Gordon @ Pit (Out)
WR Crabtree @ Atlanta
WR Cobb vs Ari
RB Justin Jackson @ Pit
TE: Ricky Seals-Jones
TE: Charles Clay
Clearly my TE and Flex positions are limited. Would you consider replacing Godwin with Justin Jackson at the Flex? And how do you all feel about LaCosse at TE? Again, appreciate the feedback.
