I've been there 7 million times. I've never expected anything. It's just not a place that stands out in my mind as unique or all that great. Like I said, maybe if I were a resident that fell in love with a bar or something....

I live in Dallas now and been all over uptown, Deep Ellum, Addison, etc., but honestly haven't found anywhere that matches Dickson St. There are some good bars here, but nowhere matches the proximity and eclectic environment of Dickson. The only "party streets" that I've been to that beat it are Vegas Strip (obv), Bourbon St., and Beale Street (by a small margin).

I'll go further. The Ozark Natural Foods Co-Op has thrived up there, they own their building and they are a local staple. UAMSNW is ever-expanding. They'll soon have several hundred medical students. There are two new gyms in that area. It needs a good watering hole in a bad way.
Lots of good local businesses in that stretch, but the dining is Slim Chickens or Mermaid's. I think Foghorns is garbage, at that location.

ThePizza Inn building I think is bad. I think you should go into the neighborhoods. The old IGA on Mission would be a great spot, IMO

Eh, I disagree for a few reasons. East side is much more neighborhoody.
Unless you live way out Wedington, most everybody in town makes their way down North College Avenue at some point during the week. Things like Ozark Natural and the big gyms there draw people from the University and from the east side of the hill.

College can't support a bar IMO anymore. Its too congested. Evelyn Hills would be a good spot in theory, but just think the street prevents it

Man, compared to Wedington, College Ave traffic is nil.
Seriously, I'm heading to JJs later tonight, and everytime I go over there, the amount of traffic on Wedington blows me away.

I think its not a bad spot, because you can approach it from different directions. Its not right on College, and that helps it IMO. You can pull out of there without getting t-boned. I think the Arvest Building is also good, whenever they finally build their new building at Township. They benefit from having access via College, Green Acres,and Poplar. Its a nice little triangle.

That little used-car lot next to AQ would be a hot-spot, too. You can get in there from Green Acres (via Township or Poplar) or from College Avenue. Great visibility, and some access from other sides. Most places along College only have one access point and that is directly onto College Avenue. I think that little triangle there has a lot of potential.

I'm just doing some DD for my brother that is all up to him but I'll pass it along. I know him to well though he will want the stigma of Dickson Street, ha.
In due time I will buy, built, renovated, restore something on or near Dickson Street for personal satisfaction not for investment reasons. I just love watching Fayetteville and Dickson grow from an outside perspective now. I enjoy y'all (wmr) keeping me up to date on things back home as it's a special place.
My brother doesn't need my input. I'm to jaded with things I've seen internationally and big city investments. I might suggest something that isn't ready for the Hill and I sure as hell wouldn't want to hurt his chances. We are still talking about a college town here. You gotta know your market and I have no idea what's trending on the Hill at the moment.
I keep telling him be the #2 man let someone else try and have moderate success then, copy expand and smoke his idea.

I know this sounds crazy but the place to open a bar on College would be the old Mong Dynasty building. With the hill being used as an assert you can level the bar and also do some open area due to shade

Yo would have to buy the lot next to it IMO though. Any place by old WRMC is a death trap because of hills.
