I promise you that my remarks were not meant in a derogatory way at all. It appears to me that you had significant remodeling done and usually most people put money aside to pay for the whole amount and not finance it. I meant no offense whatsoever Jang and probably erred in my assumption, but not out of spite.
I used to build homes and did some remodels. You have this expectation to have the remodel to make you proud and satisfied over a fresh look for your home. You paid money you and your spouse worked hard for and then a contractor screws it up by bad workmanship. They stole that moment from you and your spouse. They don't deserve a dime and in fact owe you the remodel you had both dreamed of having.
This is a subject I get a little fired up about because this industry has plenty of swindlers and then others are just bad at what they do. They appear to be playing a game with you and as it has been posted, covering their arse. I hate contractors like that. If they were really reputable they would make it right and better than right and give you a quality finish. Remodels are tough to begin with and can be stressful, no need for poor workmanship to add to it.

Ahh I see. It’s no biggie. I basically pulled a chunk out of stock market and paid for half of the job.
I would’ve financed the rest because my portfolio is in too steep of a drawdown to pull put now.

This is borderline literotica. So damn true. Just do what you tell me you can do. That’s all. I wish I could tell y’all this company because I believe it’s pretty prominent. When I was In Tuscaloosa with my brother to watch the Ole Miss game, I saw one of their trucks there. Their company might not be 1/10 bad, but they are if they don’t go away. If they don’t go away, I’ll be happy to tell you about this company and warn y’all never to use them then. I already posted the name of the company on SEC Rant platinum board. FWIW

Completely agree. As an architect, representing my clients through the construction process, I advise a contract that stipulates expectations of workmanship and pay schedules. With my commercial clients I actually have contracts that work 3 ways between owner, contractor, and architect so expectations are laid out among all 3 parties.
Rule of thumb...NEVER (except to secure materials in this crazy time we're all living in) pay more than the work you observe has been completed. I go out on site before the contractor issues a pay application and write up a field report detailing what's been done and what's not acceptable work. If their invoice % is higher than their completion % I typically reject the pay app unless they have the receipts.
I have seen too many contractors walk off jobs because they got behind the money too far...guys that you think you can trust because you've known them for years.

I work more on the commercial side of things, but here's my two cents.
Take your original contract to a different contractor and have him quote you to take what you currently have and get it to what you bought. The difference in cost and time are what the original contractor owes you.
I really hope you had a total project duration included in the contract. Did the MEP pass city inspection?

That’s what the owner suggested until I showed him the house. At that point he realized he wouldn’t be getting a dime after paying a new contractor.

Mechanical, electrical, and plumbing. If any work involves that the city has to inspect prior to cover up.

Totally didn’t know that. I knew we needed that when we rewired the house but not plumbing too. Thanks Jamal.

Pretty much anything that is covered is supposed to be inspected by the city. You ought to be able to call the city building department and ask for copies of all inspections associated with the building permit the contractor pulled. May be a small repro fee.
Sounds like you hired a reputable company who, like most everyone else, is slammed and they subbed it out. Their sub screwed up and it is on them to fix it.

No subs. The project manager they assigned to us was just trash. He had some medical problems. He also had high turnover rate w/in his team while there but some of the simple things like keeping up with the paperwork he couldn’t handle.

This right here. Often, the crew are technically subcontractors. As the homeowner, you could be on the hook for their work, even though you had a project manager and went through a professional company. If those subcontractors do not get paid, they can file a lien on your house. It varies by state, but there are time limitations and you usually have to be served by a deputy of the notification.
And like Rocky said, every picture that can corroborate the punch list of incomplete or unacceptable work is your friend.
