Lived most of my life up north, lifes good when there's no snow

I would love to live in the south like I did for a few years but I have a family up here and I generally love it up here, people are nice and welcoming and overall a pretty nice experience other than the weather and other things

I built custom homes with my brothers. One brother still does.
Building your home custom has a lot of benefits, but it can be frustrating.
When it’s all over you may never want to do it again but happy you did if the quality is there. Good luck.

Not really even a custom home. Just a messed up time to be doing it. Went down to see the house this morning. We did our pre-drywall walk through with our construction manager on November 12th. The was right at 9 weeks ago and not a nail has been hammered since

Holiday corner is tough to begin with but no excuse for nothing. Production home builder will move a little more for the squeaky wheel. You may need to squeak more.

This and materials is their excuse. Trust me, I squeaked today. They are aware that we have been patient but that its running low
They are building 200 hours at a time with only enough amigos for 100. They need to catch up before they start more homes. Which they will not do

They make promises to get people contracted but having a 200 home log with a weak labor market is irresponsible.
Add on material shortage and these could be 10-15 month builds. Holy shite.

What was your promised start time? Immediately or was there a delay of any kind?
Any contractual language on initial completion time?
Of course using supply chain issues as a reason for delay could give them cover breaking that.

Absolutely not. We knew it was going to be slow. And honestly, it really doesnt matter. We are fine where we are and have a good relationship with our landlord so its all good there.
We have started to buy some furniture and things for the house so now we are getting anxious. Just human nature.

Yea, they are leaning on the supply chain issues but they are over exaggerating it. They just dont have the labor to complete the amount of homes they sold in a timely manor. I have called them on that trust me.

To be honest, the extra 6 months that it is taking gave us some more time to build our down payment, some time to hopefully let the rates drop a little and some time to fix some credit issue that I had. Strangely enough. The last thing I would have ever thought about.
Its all good. Just starting to get antsy to enjoy the new house..

Like I said, it is helping us in a few ways. Looks like it will be after this spring before we have to worry about financing so I can raise a little more down payment money. I am trying to get as small of a loan as I can get. Which I wasn't even planning on getting but we went crazy.
The credit thing was a total shocker as well. You may remember that I got a new boat a while back. Boat was 120K, I borrowed 50K from the bank. When I sent over the info, the loan guy called me back and said, "you dont have any credit". Looking at your credit history, you are dead.
He told us that the last time we tried to initiate a new cretit source was 1995 when we did our last Mortgage. We did a 15 year mortgage so I didnt have anything on my credit since we paid that house off in 2010. I only hade one inquiry in 15 years and I still dont even know what that was. I had 2 revolving credits on my credit and both had zero balance. My credit score was at rock bottom.
He told me that there were certainly going to give me the loan since my income to debt ratio was so high and since I had credit for over 35 years. But If I were going too get a new mortgage, I needed to get my score up. which I have been doing. I borrowed money on the boat, I also started using my fricking credit card to buy everything then pay it off at the end of the month. A year later and my credit is almost fixed.
I dont care what anyone says, that is a fricking flawed system right there. I got a higher interest rate on the boat loan because of my score so I will be changing that over to my own bank as soon as I do the mortgage. And telling them to frick off
bullshite.
