I see that someone is proposing to knock down the vacant EZ Mart by ONF/Tacos4Life and put in some retail storefronts with parking in the rear.
The former LJS is gone and a new building is underway there. What's the next worst vacant building along College Ave in that area that needs to be rehabbed/knocked down?
My vote is for the old Dart Room.

That place is a shithole, saw a hooker walking from there to Fast Trax the other day showing off her wares.

I considered booking a room there for the Auburn game last year because the room was so cheap. Even went so far as calling, but a minute into the call the manager said he needed to discontinue our call because of a developing "police situation" on the property.
I didn't call back.

The really, really old auto salvage yard (talking antique cars) that wraps back around that motel 6 is on the market.
Someone could do something really great with that property. It is very under-utilized right now.

Old WRM parking lot on southeast corner of North/College should be something. It sits empty all the time now that the UAMS satellite has a functioning parking deck.

Just thought the same thing driving down College. There actually is a lot of property for sale now that I think of it. I have always thought Sycamore/College is a good spot as well

That section of College Ave is about to be totally rebuilt from Maple to North Street. They are moving all of the retaining walls back several feet and installing 10 feet sidewalks, tree wells and decorative lighting all along there.
One side of the road will be done in 2016, the other side will be done in 2017. Mark Zweig is already planning some stuff in that corridor, as are a few other developers. It will become an extension of downtown. That lot should be a hot property. I think it is all owned by Washington County. Not sure. Mixed-use with pent-house views of Old Main and the Ozarks. A large chunk of relatively flat land at that elevation is never going to come to market again. The view as you come down North Street to College Ave there, looking south and Southwest is incredible.

And I live about 2 blocks away with my back yard in the Brooks Hummel nature preserve.
We aren't looking at moving, but my property value should keep going up, I'd think.

I think midtown area is a good investment longterm, simply due to it being the next best location to downtown as far as convenience to most of what is good in Fayetteville, and it isn't over-run with apartments. Sort of living in "Old Fayetteville" without having to deal with any of the annoyances of being down in the middle of Dickson.

Serious question....what type of salaries do the office jobs in NWA offer? Meaning, jobs where college degrees are required....you know the Tyson, Wal-Mart, JB Hunt type of jobs? I don't remember them actually paying that well, but I could be wrong.

I know a lot of people at Wal Mart and JB Hunt that started in the high 30s-40s. Tyson is probably similar.
Sure you can work up but they screw most people coming out. JB Hunt is the absolute worst.
If you land at a vendor though, yea def in the 50-60 range.

Symptom of having a steady supply of business school graduates at your doorstep.
The upside is that just about every business school grad can start their career immediately upon graduation around here, which is unique in this economic environment. If you have trouble landing a job out of the Walton College, you're doing something wrong.

That's pretty much what I thought, what I've gathered. That really sucks. There are a lot of nicer homes in NWA, and I've always wondered what people do (career wise) in order to be able to afford their mortgage + other life bills.
