I am at the point in building a new house where I need to decide whether or not to wire for a security system. I have read through many threads and still trying to finalize how we should proceed.

Obviously there are a ton of options. Curious what the board would recommend if you are at this point?

My initial thought was to just wire for some sort of Reolink or smart camera system, but not positive. Appreciate any feedback.
Looking for plant recommendation on weed control outside of Roundup in an area that cannot be mowed.

Due to some large oak branches that touch the ground and extend far away from the tree I have about a 200sq ft area that I need a plan for. The soil is extremely fertile and weeds grow like crazy. The area gets sun the vast majority of the day as it far away from the house so looking for relatively low maintenance.

I’ve tried wildflowers before but they got drowned out quickly. Was currently thinking about trying to plant a ton of Muhly grass in that area to drown out weeds and provide fall color.

Any other thoughts or recommendations?

FYI for anyone interested, Hancock Whitney apparently gutted their construction program so that was a no go. Can only be a fixed cost build, low loan limits and other new restrictions. They actually suggested Home Bank
Any advice on best place to start looking into this? Homebank has a construction to perm loan, but outside of that I’m not sure where else to look for options.

Anyone ever moved a pole barn?

Posted by cajuntiger26 on 10/21/23 at 9:26 am
Randomly saw a 30x50 existing pole barn for sale on FB. Been looking at getting one so curious if this would be worth considering as it’s in pretty good shape. Probably $50k to get a new one with pad.

If I buy the existing one…
Cost to buy - $10k
Cost to move - $10k??? (Would hire someone for sure)
Cost to add concrete pad - $10k
All in $30k? Is this a terrible idea?
Trying to figure out what all I need to buy and could use some help. I have 3 young kids and just looking to buy one switch that we connect to the tv. I would like to have enough remotes for all 3 kids + myself to play games like Mario Kart.

My current plan is to buy an OLED switch for $350 and 3 extra joy one for $79 each.

What else am I missing or not thinking of?
Following as I will have to plant a similar amount. Curious why not the typical recommendations of zoysia? Cost?

We also noticed a huge jump in the amount of wildlife that we saw. The flowers and seeds attract little critters which in turn attract predators.

That’s interesting.
The area I was thinking about doing this is about 100 yards from my back patio. So maybe this is not what I want to do. I have planted lots of trees and eventually want a wooded feel, but hoping to find a way to keep the underbrush in check.

How to get a field of wildflowers

Posted by cajuntiger26 on 3/27/22 at 1:23 pm
I have about 1-1.5 acres that I was considering making into a field of wildflowers this summer. I’m in south La.
How would I go about finding the right seeds and go about doing this?

re: New Construction Loan

Pretty sure we talked to the same lender at Hancock/Whitney.

I was leaning towards the Jumbo loan myself but am trying to research it more. They way I understood it was:
2.625% interest for 10 years, amortized over 30.
At 10 years it could balloon up to 2.75% higher so would likely need to refinance at that time.

I tried to do the math on this, but want to know what I might be overlooking.
If I can lock in a 2.6% interest rate now pre construction - monthly note on $600k loan is about $2,400 month - if I were to then refinance the remaining balance over 20 years the note is about the same even if rates go up to 5% ($2,600 @ 5%)

Alternative seems to be having to wait until construction is completed and locking in at whatever those rates are.

Construction Loan - Lafayette Area

Anyone have any recommendations on who to go to for a construction loan?
Ideally looking for something where I can lock in rates upfront.
Appreciate any help you can provide!
It’s great to get all of these ideas!!! Will definitely try to incorporate some of the following.

Redbuds, flowering dogwoods, maples - would like to have some fall color. Plus Cypress, Magnolia, Ash, Holly, Pecan.

I’m gonna have to scale down at some point but would love to plant as many as possible.

FYI - I’m in south Louisiana and wish I would have planted earlier this year to not worry about watering!

Trees to Plant on Large Property

Posted by cajuntiger26 on 7/12/21 at 1:00 pm
I have about 2.5 acres that I will be building on next year and I’m prepping to plant some trees this fall.
The back acre of the property already has some pretty dense pine trees and I plan to keep that area with a lot of trees.

All in all I plan to plant another 10 or so trees on the property and looking for suggestions. Looking for a mix of everything honestly. Shade trees, fall color etc.

Any suggestions appreciated. Below are the ones I am considering so far

Live Oak
Shumard Oak
Southern Maple
Chinese Pisatche (don’t know much just read about it on this board)
Drake Elm

Thanks!

Kids are in private school, doesn’t apply to me but with 2 parents working, finding childcare for 2 weeks at a time sounds pretty hard when there are plenty of camps available for a summer

If this was done district wide then I have no doubt that plenty summer camp options would shift to covering these 2 weeks gaps. It would be a big shift, but I don’t see this being any more of an issue than it is now.

Private school part would be interesting...curios if they would eventually follow the same schedule after a couple years of all public schools doing this.
Curious to everyone’s thoughts on this?

Basically 2 months of school then 2 week break year round vs long summer. Same # of school days.

As a parent I actually think this would be great, could vacation outside of summer. I do think a bunch of 2 week breaks makes more sense than an entire summer off. I’m sure summer camps would adjust to the open weeks etc. Of course the teachers unions are against it which in my mind makes me think we should do it.

Legislations allows for district wide pilot projects that are voluntary.

"What we know is that there is summer learning loss, we know that it is real," Brumley told the House Education Committee. He said students can forget up to 30% of what they learned in their previous grade. "I am not here to tell you that a balanced calendar is a cure all," Brumley told lawmakers. "But given where we are in outcomes we should be exploring all options that make a difference in the lives of our students and teachers."

quote:

Cynthia Posey, director of legislative and political affairs for the LFT, noted that some students rely on summer months to earn money for college or to buy a car. Some teachers have second jobs when schools are closed. Posey said the bill is "changing something that people in a sense have always planned their lives" around, meaning the nine-month school calendar.

Students attend classes for 42 or 43 days, followed by two-week breaks. Those who need extra help can get it during the breaks – called intercessions – and others can get enriched learning.

"We work with a system to set up a calendar that makes sense for them," he told the committee. Rep. Patrick Jefferson, D-Homer, a member of the committee, praised the proposal. "This is how we help our children," Jefferson said. "This is good. This is really good." State law requires students to get a certain number of minutes of instruction per day, and 172 days of instruction per school year. But there is latitude in exactly how those days are allocated.
Like a lot of people, I lost 2 large pine trees yesterday. They are probably 70+ years old and straight as can be. Is is worthwhile to get a sawmill to come cut lumber out of this?

I am building a house in the next 6-12 months, so primarily I was curious if it was practical at all to use some of this wood for floors or something like that.

If not, I got my chainsaw ready to roll.
Lafayette area. Thanks!

I am getting close to having lots available for sale in Lafayette and want to know what restrictions we should have in place to keep the area nice.

There are going to be about 20, 1 to 2 acre lots available, We will be building about a 3,000 sq ft house on one of the lots.

Obviously want to find the right mix of restrictions to keep the houses nice, but not price out too many people.

-2,000 sq ft minimum living
-all building on cement slabs/no moveable homes/structures etc
-no metal building as primary home ( maybe something saying exterior has to be brick, hardie, stucco, no vinyl siding)

What other restrictions do you think would be valuable? Happy to add more detail if needed.

clean it up in the winter and you won’t get chiggers

There is just no way for me to clean this whole area and keep it up. I can remove some of the downed trees and make paths, but there will still be a constant thick layer of pine straw.

How to get rid of chiggers?

Posted by cajuntiger26 on 5/26/20 at 12:36 am
Trying to figure out how to deal with the chiggers on about an acre of land that is pretty dense in pine trees. Trying to clean up the area a little bit but there is a good 6” layer of pine straw on top of the ground.

The only thing I have read is maybe using Talstar or another bifenthrin product and spray the whole area. I gotta try something because these things are a pain in the arse, just not sure if I will even reach them this way.

Any better suggestions?
