Guys I don’t care about the 850, it’s the fact that most of these tree trim companies don’t like dealing with a picky neighbor and her requesting documents with her included and not giving access to the tree that’s frustrating.

Multiple companies said roof isn’t an option and that access to the tree is needed. I doubt the baws here have a tree trimming business so I’ll take their advice
Me: let’s do the right thing legally so that I’m protected from everything. Hope my neighbor is reasonable.

She said she doesn’t want people in her property but all tree maintenance people I called need access to the fricking tree to climb the bastard to prevent shite from falling to her house
It could be a future investment where it just lets her know that there are boundaries and responsibilities to home ownership.

I don’t want to sue her but she has to be accepting that people will go to her yard and do some work
Read my post above: I went over yesterday night after the photos when rain cleared and she asked to be specifically mentioned in contract to protect her fence and property and have the contract sent to her for review.

Thanks all for the feedback. Yeah I don’t really know if this is the route. The assumption was after 20 years we sell off all houses and retire but that does put us at a lot of risk.

House maintenance is def expensive and I can see the negative cash flow only working because we have high powered jobs today but uncertain what can be tomorrow. Definitely more for thought.

Going back to topic, I can buy another one of these and keep taking losses. I’m assuming there’s a point where rent increases to where this is net 0. Is waiting for that normally worth it?
Also probably losing more than that. I’m taxed on rental income and that’s a lot of taxes
Can only speak for Redfin but have been consistently going up (probably same with all homes near a city)

Hopes of appreciation offsetting the cash flow negatives. I’m open to being convinced otherwise but I’m also concerned my kids can’t afford a home in the future
