I have a tow behind, and it does a decent job. You have to really load up weight on it and the soil needs to be fairly soft/moist.
The plugs tend to be pretty short in comparison to a better one that you’d rent. But it does the trick and it’s worth it if you have a place to store it.

Hustler or Gravely. Bad Boy. Scag. All make very good mowers. For 1.2 acres, you don’t need a lot of mower.
Everybody loves to talk about and sell you on a “commercial” machine, but you just won’t be putting that hours on it. For a decent 52”, you’re likely looking at less than 40-50 hours a year...

Centipede is easy, but it just doesn’t look great.
It’s never marketed as a quality turf. Its only advantage is cost and ease of care. You can cut it once every 2 weeks and it’ll be fine. No need to fertilize.
But it’ll never look “great”.

It’s pretty simple but sometimes it can get confusing.
The bank will have a “paper appraisal” done on the plans and the lot. This combined appraisal will be used as the basis upfront. Your loan will be limited to 85% of this value.

As ronk mentioned, with new topsoil there’s no need to till it.
If you want to mix in any amendments or anything like that, you could, or if you’re only going very shallow with top soil, it wouldn’t hurt.

Glyphosate (herbicide in traditional roundup, not the newer stuff) is absorbed through the leaves and has no residual soil activity. It is non-selective so it will kill everything, but once you place your new sod on top, it will not have any effect on it or the roots.

Personally, I’d kill it all and till it up to lay the sod on top. You don’t need to till it very deep or really tear it up (could lead to leveling issues), just want to break the top surface and compaction to help the sod root through.

If so, it’s probably the carb. As mentioned, it’s cheaper to just buy a new one for your engine model.
I’d also suggest to flush the gas if it sat for a while and is giving you trouble....
