Definitely not too late for doves. I’m planting brown top millet next week. Hancock seed has a good dove mix that I’ve used before as well.

Bought a 3 row John Deere planter this year and love it. I’ve planted soybeans, peas, corn, and sunflowers. If I have a seed I’m gonna put it in the ground lol. I used Eagle Seed, which is not far from me, and they have done great. I did do a half acre of old deer corn I had left over from last year just to see if it could grow. Results were terrible. It came up but was spotty and poor looking. I ended up planting over it.
If fishing in Texas, I would suggest a good used glass boat for handling rough water. FB marketplace and sites like Bass Boat Central are good places to start your search. 30k should get you a decent 19-20’ rig. Look for lower hours on motor and possibly some decent electronics including FFS with lithium batteries.

Of course this will not be an easy search, but there are deals to be had if you’re patient. Stay away from Evinrude!

Got bored and did a quick search in that area. This to me would be a decent setup for a first timer.

I sent this to my wife who has been a successful real estate agent for 14 years. This was her reply:

After 14 years in this industry, this is one of those tough and frustrating) realities of real estate.

Buying and selling real estate always comes with some level of risk, and unfortunately, sometimes that risk shows up financially…like inspections, repairs, or improvements made in good faith to keep a deal together.

In most cases, unless there was a specific contractual agreement stating the buyer would reimburse those repair costs if they terminated, those expenses fall on the seller.

Terminating over “foundation issues” without documented support would make me dig more as a listing agent.

It’s extremely rare for an agent to intentionally kill a deal without a reason. We don’t get paid unless it closes. So there’s likely some missing details somewhere like inspection notes, lender concerns, buyer getting nervous or finding another property they like better.
Build large shop buildings. Not sure what the demand is in your area, but the rent on these is at a premium where I’m at. Our tenants run businesses out of ours like a tint shop and a cabinet maker, etc. very low maintenance as compared to our house rentals. Just a thought…

Overseeding Chicory

I have a 3 acre plot that was planted in chicory last fall. It came up well, but not as thick as I would like. I have overseeded clover, but not chicory. Interested to see if y'all have tried to overseeding chicory, and what were the results? I was gonna spray Arrest this week before seeding. Thanks.

If you are looking to get out, MSTR will most likely see a counter trend rally into spring, but will prob fade into summer, and eventually bottom in Q4. This is based on previous 4 year cycles. JMO.

Tohatsu makes great tillers. Super dependable, and usually are a little cheaper.

Headed to Caney later this month. Will be slinging a glide quite a bit, Got a 9.2 last spring on Caney. Hopefully can get a DD this spring.

I've heard the original KGB's are definitely better. Not a big fan of the colors of the Spro Kgb's except for bone. I just had a guy custom paint me a 9" Hinko Shad (Hinkle knockoff) and it looks fantastic. CustomBaitShop Ready to see if it swims as good as it looks.

Curious what setup are you using as far as rod, reel, line, etc. I started out with a cheap 13 Fishing broom stick, and I wasn't a fan. I've switched over to a Megabass Levante, and like it much better. i paired it with a 200 Tranx and using 20-25lb mono.

I bought 2 Hangovers right when they came out but had trouble getting them to run right. Mag Drafts seem to run better right out of the package. I will admit though, I haven't fished swimbaits near as much as glides. I have a few Savage Shines, and they look really good and I have caught fish on em. For the price, It's hard to beat em. I think the 6" ones are the ones I've caught fish on, but if I'm using the 6" sizes, I'm usually using the Spro KGB. It takes some getting used to fishing with these, but I can remember my first glide fish was on a Shine on Fork. I was "hooked" after that. :lol:
