re: How did Louisiana elect Landry?

Posted by Cousin on 11/5/25 at 1:07 pm to
Only 36% of statewide registered voters casted a vote. :wah:
I've been using Apartrments.com to collect the rent and to do the screenings. It's 100% free to the landlord.

I use RentalHero.io for the accounting part. I've been using both since 2018 with 14 doors and no issues. RentalHero is $120/yr, but they let you try it for free for 30 days without having to input a credit card. You can use referral code 10116 for $10 off.

That's awesome and thank you for sharing. Definitely a blast from the past. The good ole recruiting board days.

That's correct. I presented on the topic a couple years ago. Check out the video if interested.

re: Using a HELOC to pay off a mortgage

I've been doing the velocity banking strategy since 2018 and have saved 6 figures worth of interest. I use it for paying off mortgages, vehicle loans, and my wife's student loans. It really just depends on what I have happening at the moment. There is the opportunity cost of investing that money else where though. However, whenever I don't have a good investment to place the money, I just take a chunk at some of my mortgage debt (primary residence or rental properties).

The basic philosophy is using simple interest to pay off amortized interest. It's all math.

re: Real estate syndications.

Posted by Cousin on 5/9/25 at 2:40 pm to
I've been involved in one for the last 4yrs and the plan is to sell next year. We've received quarterly payments and reporting since the purchase. The minimum was $50k. I've been studying syndications since 2018 and just haven't tried the GP route yet.

Investing in syndications really depends on the operator (GP) and their experience level. So it's really important that you invest with someone that knows what they're doing or has a sponsor with the experience.

I'd recommend you participate in the meetings where operators try to pitch investors for their deals just so you can get accustomed to the language and the type of questions you should be asking as an LP.

Ryan Clark board
The Consumer Finance Protection Bureau has a law in place where all mortgage inquires are to be treated as one if you shop lenders within a 45 day window. Here is the link for you to reference. Not sure why it's playing out differently for you.

I use Google G Suite for my company and pay $6 per email. You can use your own domain as the email address.

Man I enjoyed the Lockett interview. He seemed so happy to talk about LSU. I hope we can pull it off. :geauxtigers:

LSU Friendly Places in Orlando?

Going to Orlando for a conference. Where can I watch the LSU Auburn game in a pro LSU environment? :geauxtigers:

He can thank $immons

Don't be like that man. Look we don't always get everyone we recruit and if he went to Texas because of money, then so be it. If you were in that position, you may take the money as well. Also, he hasn't signed yet so chill. Calling him $immons is mad emotional and a jealous response. :geauxtigers:
Yes, try Campus Federal.
Mine is less and I have National General. I pay about$205/mo for full coverage on two vehicles. They just went up on me this most recent renewal (July).
Traditional buy and hold
I'm a Realtor and investor. I would love more details on the property because I would be interested in adding it to my portfolio.
