I always found it suspicious that the home would appraise right around the sales price when I was buying a home.

We recently bought a home off market and for the first time the appraisal came in significantly higher than the sale price. I feel like this confirms my suspicion that normally they just pull up the listing and use that price but that wasn't possible in this instance.
