Company out of Utah, Tru-Tone, makes LED C7 and C9 bulbs that achieve that nostalgic warm glow that modern LEDs do not (most of the "warm white" LED bulbs nowadays are still on the cooler side). I bought some this year and they rock. Not cheap though, about 1.50 per bulb.

agree with this take. nobody lost money, louisiana still has one of the best 529 programs in the country (one of the few things this backwards arse state actually has gotten right). Mines staying put

They had to do this because people were rightfully calling them out in the comments. The funds held within most 529 plans are mutual funds, and the FDIC does not insure mutual fund holdings.

I have a sectional from Joybird (online retailer) which I have been very happy with. One of my concerns about online ordering is you can't tell quality before the piece arrives. This one exceeded my expectations with quality construction and good fabric options.

I'm not trying to become a legal expert in real estate and business law. We will have legal involved at some point but we haven't even made an offer on a property yet ffs. This thread has accomplished the goal - I got great advice from some baws who have personal experience with these types of deals. I'm not the brightest but I think that's kinda the point of starting threads on a message board :dunno:

Me and 2 buddies going in 3 ways on a commercial building with a locked in NNN tenant for the next few years. We will be splitting down payment and expenses/profits equally 3 ways. My initial thought is to buy the property with LLC that each of us own 33.3, but curious if money talk had any ideas.

I'm not knocking the fund. Im too retarded to understand what it even does. All I know is if I owed people $100k in 6 months I would not put it into some new microstrategy bitcoin collateralized fund that is supposedly "safe" but pays a 9% div which IMO does not compute. I'm putting that bit into a money market or HYSA and forgetting about it until I write the check.

As I long term hold I think it's a falling knife. I just can't envision a world in 10-20 years we still have big gargantuan man-driven trucks putt-putting along every residential street to deliver packages. With self driving imminent and the possibility of drone fleets, I just see UPS being a legacy giant that gets disrupted and replaced with something more advanced.
