We purchase 40 acres for hunting. We paid a company to develop and file a timber exemption. Cost to di this was $500. It has a metal barn which counts as an improvement and a camper, which does not impact taxes as it is still on the wheels. We dropped out tax burden from just over 3k/yr to $250/yr. Lasts for 10 yrs. To comply, I have to clear youpon, which I am doing anyway. So $500 saved me $2750+ year 1... Ag requires time and fencing and animals.... if you have timber, go timber exemption.
Note, this exemption amd ag exemption will not include a house... the house will be taxed as an improvement. It will only decrease the land valuation.

Nobody ever says I wish I had a smaller tractor. Consider going up in HP. We have the 3038 and I run the heavy duty brush hog. Cut 2.5 in youpon all day. No issues at all.

I'm an "OG" mtg player, started around ice age, played through planeshift. Recently decided to jump back in. Wow has the game changed. The basic rules remain mostly the same, but the speed is up and mana draw for creatures is much lower.
I have fallen hard. Back into the game. Looked at some spoilers for Ikora. And it pisses me off. Godzilla... come on. Dam fighter jets in the art, wtf.
Anyone here a mtg player of any range and excited about this? I find it total bullshite... I want to be excited but come on.

Are the limits still 75 and 150 I with phase outside at 99 and 198k? I cannot find any specifics that are not tied to the failed proposal.

We took a short term 401k loan to buy some property. Loan was for 35k. We owe 29k and can pay it in cash right now. Question is, we had to pay interest to ourselves so far. If we buy back, do we buy at the new share price and end up with more shares? If so, seems like we should pay it off. Net position would be better off than we started when the bear turns back to a bull.

The price in these are insane. They used to sit for 80 bucks a pop in the late 80s and early 90s... couldn't give them away, same as the .303 British and Mosin.. I bought 2 mosins back in 2009 for $80 each with full kits still in grease
