this is 100% true. Most people don't understand how truly fricked we are. If rates where to go down under 6% it would trigger a housing price uptick. We can't have an uptick in pricing because houses are already overpriced. Wages are not increasing so this makes the situation even worse. What we need is a recession. No one wants to talk about it but that's the only way out of this IMO.

the problem is the financing, second home financing is 10% down min and an interest rate of 7.5%. hard to make money or brake even with those rates on a vacation property.

the french qtr has been arse for 30yrs. I just spent 2 weeks in new orleans for jazzfest. walked around @ 3am going to shows. Parked my truck all over the city. Didnt have one issue. it's a dangerous city but most big cities in the US are. It's still a great place to visit when you do it correctly.

with the current rate being around 6.5-6.75% on a 30yr mortgage this doesn't make since to me. Home prices are falling in the baton rouge area. We are least 2yrs from rates going to 5.5% and that will be the floor on rates. I have been a mortgage loan officer for 20yrs now. I say it all the time, people treating houses like cars ( wanting a new one every 5yrs) is a horrible idea but keeps me in business. your going to take all the equity you have to get to a 15% down payment on a new home and your mortgage payment is going to double.

owner's title insurance is 95% profit for the title company. I have been a loan officer for 19yrs now. I have never seen owners title insurance used. Never. Every title attorney has a story, funny part is loan officers never have a story. The only time I recommend owners title insurance is if you are buying the home from multiple heirs.

shitty conditions have existed forever in prisons. It doesn't detour crime. one day this country will take a hard look at how we handle our prison systems. 82% reoffend. Most states have stripped education and other programs aimed to help people not re-offend.

listened to it twice now, it's a stripped down break up album. Great song writing but I would prefer the full sound of the 400 unit on this album.

I once told married charter school owners that they couldn't use funds from the schools accounts as down payment on a construction loan to build an 800k house. Don't get me started

its not for everyone, but his live shows are just so damn good. He isn't in my everyday rotation but I don't miss a chance to see him when he comes close to home. He is very talented and is an amazing song writer. The man puts 5-8k people in the seats for damn bluegrass.

the problem with Qb's like Richardson and Levis is 3 simple words I never want an NFL scout to use when talking about a Qb...raw,athletic,ability.

I lived next to him for 10yrs in Central. Great human! The time him and his wife dedicated to their 2 children with autism is just amazing. He still brings Jack out the DG by the old neighborhood sometimes.
