Majors are pissed off at VG because they believe that they have gotten screwed by them.
VG is contractually obligated to supply gas to them once the facility is “commissioned”. Prices are locked in as well.
VG has argued that the plant isn’t 100% commissioned but is able to supply gas to customers who buy the gas on the “spot” market.
This has resulted in billions of dollars to VG while the majors like shell get no gas and have to buy elsewhere on the “spot” market.
The courts ruled in VG favor I believe but it has left a bad taste in some people’s mouth.

$150-$160 can get you some nice appliances, real hard wood floors, antique brick pavers, etc.
we built in Lafayette in 2023 and moved in recently. we subbed everything ourselves so if you have a GC I wound add another $15-20 a square foot to cover what he will cost.

Can you explain this to me like I’m five? Why buy a house now?
Wouldn’t it make sense to wait until the rate cut happens and then lock in a lower interest rate theoretically?
As unemployment rises folks would have to sell their homes to get less expensive housing right?

Very nice. I can probably get away with something smaller but I worry about accumulating more tools and stuff.
I've ready some of the questions and I'd like to mount a vise or two onto that wooden top but the manufacturers advises against it but gives no reasons.
Have you mounted a vise or anything like that to the top?

Does anyone have some good recommendations for tool benches? I've got my tools organized in bins buy im tired of sifting through them every single time trying to find the right bolt/tool.
I've been looking at Home Depot and im not sure of the quality of the main brands like Husky, etc.
Looking for a 60" or greater rolling tool bench like the below.

Yep just did. Looks like they did do an escrow analysis and will be sending me a check for a healthy sum. They are still estimating my property taxes to be nearly double what my neighbors is which is odd. Not sure why that is but I should have some more clarification tomorrow.

I recently completed construction of my house and we moved in around Labor Day.
Since it's a new build the tax assessor hasn't taken into account the value of the home yet so our parish taxes were low compared to when it will be newly assessed.
I went and looked at my neighbors property and they are roughly all within 4-6K range.
When I went into my mortgage account I noticed we have nearly 15K in escrow after paying the mortgage for 5 months. At the rate we are going I would have nearly 50k in escrow when this years property taxes are due. Has anyone had experience/success with getting the tax assessor to do a new assessment prior to the end of the year?
Im happy that we have a good bit in escrow comparably but id like to get it revised to the close to the correct number so my mortgage payment is lower.

I used compound construction out of Baton Rouge. The owner is Jeigh hymel. Good guy and all he does is custom. We self contracted most of the work but when it came to labor we used his crews for the foundation and blacking in.
We’d then supply his crews with materials so I could control costs. We did everything for about $190 SQFT and that includes our lot that we bought.

I bought them in Lafayette the same month I bought my lot. C&C Appliance on pinhook I believe. lead time was 6-7 months but I knew I had about 12 months until I really needed them.

I think it just depends on how comfortable you'd be with living in construction. If you have kids and then decide you want real hard wood floors are you willing to rip up the existing floor and live through that?

I'd say probably not. Im sure there are different codes for that area. My house is in the Lafayette area.
We did a post tension slab, and have painted brick on most of the exterior and then some jut outs for the master bathroom is antique brick that we will leave unpainted.

We started our build in October of 22. We essentially built our house for $191/SQFT.
That includes the cost of our lot.
If you take out the cost of our lot we built our house for $145/SQFT. You can build a fantastic house for that price for square foot. We have thermador/sub zero appliances, quartzite, real hard wood floors and even old real cypress ceilings for our dining room and our office. Indoor antique brick pavers and brick arches.
We contracted everything out ourselves to save the money as this was our forever home too. I recommend compound construction and design. Jeigh is the owner and has a ton of experience with "Custom" homes.

Probably 6' at the tallest point and it would taper down to 3' or around there to go with the contours of the lot.
My wife is going to want concrete or maybe a brick type facade to keep it pretty for future landscaping I imagine.

Does anyone have experience with contractors who build retaining walls? I probably need two for my future landscaping. Ive talked to a few landscape companies who say they can do it but it seems like no one really specializes in them. And when they do mention retaining walls I can see the dollar signs adding up.
I don't think I need any piles or things like that driven in the ground. im not in a flood plain. I was thinking railroad ties or something like that as a solid foundation.
Ive dealt with some contractors lately who bite off more than they can chew and while the price was good the end result normally means I have to do it myself.
I would have engineered drawings from a civil firm more than likely but when I go to the Acadiana home builders website it leaves a little bit to be desired for contacts.

Makes sense. I think I’ll just get a standard modem and then the mesh system for routing if it’s going to do that anyways.
Do you have any modem preferences?
So my setup will look like ISP to modem, modem to main mesh point, then to switch panel, and finally to panel before going out to the house I think.
I may have switched the order up but in my head that sounds right.
