Metairie finally put a fence up, which was smart. Both clubs are financially strong, MCC is a very desirable club and have many people wanting to join. Don’t know their membership structure, but it has gone from years ago membership drives to selective. It is a member owned club, as opposed to a stockholder’s club, which NOCC is.
Today, the express line cashier at Rouses started jabbering about Christmas and how she gives out Christmas cards to her customers and the nice ones give her gift cards (gift card rack next to checkout line). She then gives me a Christmas card and stares at me. W….T….F?

In the Mississippi flyway, the numbers are down and there are more managed acres today than ever before. These places control water, feed, habitat, etc. The ducks stay there by the thousands with zero reason to move around unless pressured.

Apparently the best place to duck hunt is California. Easy, walkable, hard bottom ponds, mild weather, no water moccasins, no alligators. Imagine being able to hunt with a dog without the fear of them being eaten by a gator. 7 duck daily limit.

This is the issue with the portable mortgage.

The bank owns the asset. The bank assessed the risk on the individual person and property. What if bank says no bueno on the new asset and persons present credit risk? How do you force a bank into a business venture they now deem unsound?

I have a pitt boss with the pellet hopper. Works great. I will recommend you get a smoker tube, you’ll want more smoke.

Walshe is a good attorney. I think most of this is theater to get a larger cash settlement. He used to be a bowtie guy, so I guess he wasn’t up on the necktie knots.

They are paying him per the terms of the contract, a monthly amount agreed to if terminated.

Jumbo, ARMs, bridge loans, HELOCs, Non Com loans.

There are already a ton of risky loans out there. Who cares if someone wants a 50 year mortgage.

I shoot Boss shells.

Found that they reach out and kill what you are shooting at. When I used steel, I was shooting at least twice the amount of shells on cripples and misses. With the Boss, I was shooting 8-10 shells per hunt as opposed to @ a box of steel.

They are more expensive up front, but cost per hunt worked out the same or better.

My understanding is the 54 gets offset from any job he takes. If he gets a multi year contract that pays him 7 million a year, we only owe him the difference monthly.

If we owe him 9 a year, subtract the 7, so only @167k a month, or 12 million over 6 years.

If he doesn’t work again, he may be better off with the whole 54, but he still would negotiate down for a lump sum.
We are paying him. All we owe him is a monthly payment on 53m with no interest, and it can be offset with him getting new job.

It benefits him greatly to get lump sum at a lower amount.

Here are the reasons for the student loan debacle..

This ensured a stable and consistent supply of loan capital, even when private lenders faced credit market disruptions.

I want to know the ethnic and racial breakdown of delinquencies. These programs are now used for income production.

90% the borrowers that are getting these 5 to 6 figure loans wouldn't be able to get a car loan or a credit card.

Did this 2 years ago.

Initial investment was the evaluation of my company 12 years ago. I was the smallest in the group, but had no partners. 12 years later, 5 of us own 90% of a national company. When we flipped it to an ESOP, my biggest problem was telling my wife I was retiring at 57.

Work hard and reinvest.
Evaluate the field and understand the trends so you can make good financial decisions
Don’t be afraid to make decisions that involve risk.

Couple of things I would do
Are we talking 7 plus figures?
*Go to estate planning attorney. They tend to listen to professionals more than their kids.
*Get POA.
*Call brokerage account managers. Let them know he’s slipping and to call you if anything questionable comes up. They will get on board because they don’t want to have him pull money. Send them copy of POA.
*If he’s got an iPhone, set up assistive access. Game changer for limiting scammers.
*Have him use same accountant for taxes.
*Get access to credit cards. Tell him his card was hacked, cancel, and get new card. This eliminates most recurring charges, you may need to block some from transferring to new card. Set up with you having access.
*Same for bank accounts. Set alerts for over certain amounts.
*Email. Tell him he was hacked and change password so you have access. If possible get new email address.
*Add 5 million dollar umbrella to his insurance to cover driving liability.

My dad passed away yesterday. He was 89. I did all the above in the last few years and was able to keep him safe and assets protected.
