I think there was confusion because there was a state income tax deduction for some amount of K-12 private school tuition paid. I think initially they thought the deduction would come from it being paid whether it was from a K-12 529 plan or parents' pocketbooks, but that left open earnings from the 529 plan that grew tax free to be used as a tax deduction when the tuition was paid. I think they updated the law a year or 2 later to deduct portions contributed to 529k plans but no deductions when those proceeds are used to pay tuition, but the deduction on the state income tax applies still applies to amounts paid out of parents' pocketbooks.

If you're in Louisiana, I'd think long and hard about even going into real estate with the insurance crisis. I've got a couple of rentals in Nola and between Ida repairs, insurance and property tax increases, HOA dues increases due to HOA insurance increases, I can't raise rents quickly enough to make money. Going backwards on cash flow compared to when I started. Terrible market right now to buy in. I've tried tor raise rents and tenants say they will have to move out-so I can keep good tenants in place at low rents or boot them and pay for repairs and float the monthly notes and expenses until the tenant is replaced 6 months later since contractors can't finish their work on the initial schedule they give. TBH, right now probably easier/better return to just do a S&P 500 fund or something like that.
Also IRS Form 8852 limits real estate losses; so if you have net income losses due to depreciation or cash flow, the IRS limits how much you can deduct on your taxes-so you could be at a cash flow loss but not be able to get income tax benefits from the cash you are paying out of pocket.
Your kids may not want the legacy. I've seen lots of friends that could go into the parents' business which is super profitable and the parents want them to but they don't care to do it. Don't create something for kids they may not want or may move away and can't manage. Markets are more liquid and probably better returns.
ETA-all were bought and initially financed as primary residences and were later converted to rentals. Insurance gets insane high when you flip it to a rental property from a primary residence. All were bought in years ranging 2011-2020. Good supposed market value appreciation-not sure if it is holding where they were 2-3 years ago. One is paid off and supplementing losses on others. First buy was a 15-year note which has about 3.5 years left (initially a 20 year balloon converted to a 15 year note a year later). Great equity position and burning through principle each month but the negative cash flow is eating me alive to the tune of $800/month.
Also note put 20% down on all.

If the government is paying for them to be in the hotels, the taxpayers are paying those taxes or the government entities are exempt from paying those taxes.

there may be a minimum earned premium (usually about 25%) that may be required to be paid so you may be stuck with it for a quarter since they get the minimum earned premium even if you cancel quickly. I have some policies that have that feature, but it may just be policies for actual HOAs incorporated. Worth looking into before you cancel.

Hopefully we move K-12 education to the TOPS model. If the state can pay TOPS funds to both public and private universities in-state, we should do the same follow the student type funding for K-12.

I'm pretty sure the Wisconsin Supreme Court ruled their usage in the election was illegal (ruling came down this year I believe) and they are not allowed to be used going forward.

He’s been more extreme leftist/shown more of his true colors in his 2nd term so I think based on how he’s governed, he’d get beat. If he’d have governed as he did in term #1, he’d have a much better chance at a third term if allowed.
ETA: also there wasn’t as much dirt throwing among R’s in JBE’s 2nd race compared to the first, resulting in a much tighter election. I think on the heels of 2 JBE victories in a row, R’s voters will ignore the mud slinging. Despite the barrage of TV, radio, and online attack ads hitting Landry (which may be because voters don’t use those media formats as much), these ads have not yet eroded his support. I think R voters are mostly pragmatically ignoring and tuning the noise out and coalescing around Landry because they want a R in office after 8 years of JBE.
