There is nothing for me to prove. You want to pull up those things as facts takes away from any argument you have. This is delusional.
From the micro, I agree, from the macro, I don't agree. It's an arms race now. I think this will lead to bluer and redder districts and less cooperation in the legislative body. We are a purple country but the 535 districts will be deep blue and ruby red in 435 of them. I think it is a bad road and will make progress in this country much harder.
This is correct. If I was to sell the home, the credits would be transferred to the next buyer. Needless to say, this is definitely a five year hold minimum. You can indeed back date one year on tax records, but how much can I offset in a singular year is indeed the key question.

You are on it, though. We are finishing the rehab this week and then will start part 3 of the tax credits. This will then be sent (pictures and narratives) to HQ for approval which will be about one month. We hope ecerything is settled by July 1.
I don't think he will be, I just said I thought that was the best ticket to win the election. Kemp gets a lot of hate on this board, but he won his election in GA by double figures...meanwhile, Trump won GA twice by about 2% each time and lost once. The GOP keeps losing Senate races in GA, but Kemp keeps trucking along. The guy wins. You can call him whatever you want, but he outperformed every other GA GOP candidate for the past decade.
I think a Rubio-Kemp ticket wins the 2028 election. I think it secures FL-GA easier than any ticket. OH is a GOP state. I think Rubio helps the Hispanic vote in AZ and NV. You can get to 269 EVs with just this if you win ME-2 and sweep NE. The states PA, MI, and WI could be lost in this scenario.

In 2032, after the next census, this ticket is even better because they would start with 10 more electoral votes as the redistribution of votes moves away CA and the midwestern states into the Sunbelt.

I think I disagree 100% with every point made here. Especially the last one. How is Vance a better candidate. He was the junior senator from OH and vocally anti Trump the longest. What has he done to prove he is the torch bearer?

This is 100% the exact plan we have is before hearing of this. To purchase this home the way I did I sold a lot of stock and had about $80k in gains. I can also back date a year so we would use a home sale as well. Looks like we can be very creative.
Nah, just a CPA. He runs the accounting school at Ole Miss. Good guy minus his college allegiance, but he gets the job done.

This was a violent and intentional act to Naz's neck. This is the absolute definition of Flagrant 2. What made it OBVIOUS is the fact he turned to see it first and THEN went for it.
Yeah, I have an appointment soon with my CPA and I will go over this with him. He is an aggressive type so if it's legal he will push it.

I have never heard of this, but did a little research after a friend mentioned it. I am finishing an historic home renovation and anticipate about $125,000 in tax credits as I get 45% back on the work between state and federal. I am about $100,000 gross income per year, so not an OT baller so $125,000 back in taxes could take a long time. I feel like if a bank buys it at (what my friend said: 95%) that would be better than waiting for it to come over years.
I bet you anything 80% of the personalized plates are on the coast. Trashy.
