I am here for this thread-

We have Salesforce but was looking at switching over to HubSpot. Was in on a few demos.

See the benefit for our marketing team to switch, but was weary it may not be worth the little cost savings for sales tracking and data we have in our existing salesforce platform.
We just renewed our homeowners - I asked our agent about it and kinda got the run around that it wouldn’t be covered, but didn’t get a clear answer on what type of product I’d need to cover it.

Like others have said, you’d think I could get some sort of add on / endorsement etc that could protect us for minimal cost.
That what I’m thinking too- not only a storm but we have kids parties as well.
I have somewhat of a unique scenario and wanted to pose to the MT:

We own our home and have homeowners insurance that covers our home and lot. We were fortunate to get a great rate during the pandemic and have no intention on changing that for the foreseeable future.

We were able to purchase the vacant lot adjacent to us using a combination HELOC + cash. That is a separate lot of record, so my existing homeowners does not include coverage on it.

We’ve done some improvements to the new lot (patio, landscaping, etc- no habitable structure) as it has an amazing 200 year old oak tree that provides much needed shade and a great space for the kids to run around.

We had a arborist do a cursory inspection of the tree before we bought the lot where he gave us the age estimate and said it’s in pretty good shape.

The problem is, with this large tree, it does encroach on 3 of the surrounding lots and 2 of those the limbs are above their homes.

Currently, I don’t have insurance on the lot with the tree and am concerned that I need to be protected for something unforeseen, and that I could be sued by one of my neighbors insurance companies if a hurricane comes through.

I’ve asked my agent to provide feedback, but I also wanted to pose this to the board to see if anyone has experience in a similar scenario or could offer advice on the best way to protect myself here.

In the future, we may want to add on the our existing house and combine the two lots into one lot of record, however until we do that, I like the flexibility of having the lots separated in case I want to sell or build a spec home one one.

I also don’t want to trigger anything that may cause me to not keep my low interest rate on my home, which may happen if I combine the lots today.

Anyone have any experience with a similar situation?

I’m with you- I also noticed we are wearing last years tops. They are not the newer Nike jersey template.
Investigate TV are the syndicated investigative reports from Gray TV (owners of a lot of stations nationwide). Lee Zurich is involved in that too.

Could be a platform to expose a lot of the shenanigans in NOLA and BR, but much of their work involves generic investigations into things like children’s toy recalls and travel scams that can be inserted into local newscasts.

My front porch faces south and the elements have taken a toll on my railings and steps (rotting / warped wood)

Looking to replace the wood stairs with brick soon, but does anyone have recommendations on material and installers in the NOLA area for the front porch railings?

I need to repaint the porch as well- any thoughts on the order of operations here (repaint porch, replace rails, brick steps)?

Yes, have ridge vents.

Reading another thread, I realized that I do not have soffit ventilation (just gutters) down the side so I may not be getting any air movement under the soffit and through the ridge vent.

Have a newer house (less than 5 years old) and the attic temp is getting to 130-150 during these summer afternoons.

I looked at spray foam last summer but didn’t pull the trigger. Seems like there could be / are other ways to cool off the attic temps so that my HVAC can keep up (fan, whirlybird, etc).

Anyone have any recs in the NOLA metro for groups that could take a look?

I really don’t know if this would be a roofer or HVAC specialty.

Bumping this thread-

Have a Samsung fridge that came with our new build.

Ice maker not working and turns out there are 2 leaks in the lines.

$1200 bucks to fix all in. Includes new ice maker, other parts and labor.

Seems high, has anyone else had this issue and decided to fix rather than replace?

Unit is 5 years old.

With UPC dropping my homeowners this month, I’m being forced to replace with a surplus carrier at 4x or citizens at 10x.

My agent is requesting I sign a form releasing UPC from coverage at the request of the Insured.

This seems odd as they are dropping me and not the other way around.

Is there something I’m missing here?

Obviously have asked my agent but haven’t gotten a response yet so figured many people here are going through the same issue.
