16m isn't that crazy -- definitely impressive, though. How old are you? Late 50s?
It's really not that bad once you get a couple of rentals under your belt. The most important thing is finding the right deal that is close to you. That way, you can be hands-on. Long term rentals are really not that much work if you buy the right property and do the rehab properly.

We're getting close to hard working Americans completely rebelling against the system. Working your arse off to support these grifters is ridiculous.
High end watches hold their value pretty well and often appreciate. I have always worn a watch. I do enjoy high end watches...wearing a high end watch is night and day compared with something that is not high end.

Nah real estate is one of my four non main businesses. We bought our first duplex in 2021 and have been slowly buying more. Managing them isn't bad once you get a few rentals under your belt and you learn the game. It's a lot of putting out fires, but if you can do the work or you have an excellent handyman, then youre good. Hardest part is identifying the good deals

Here are some of mine:

1. Hit 2m invested in the market. 20% gain.
2. Hit 4m gross income between all businesses.
3. Buy one apartment complex, increase total number of real estate doors to 35 (25 currently).

I nap for about an hour a day. I have a rare genetic blood disease that makes me sleepy around lunchtime. Didn't find this out until the army. Naps are awesome
I own an airbnb right across the street from the beach in Venice. We are at about $150 to $200/night in season. Maybe look at some other places?
Incarcerate them for long periods of time. I guarantee petty theft drops dramatically.
