If you live within a reasonable drive to the CMP South it’s well worth the trip. Picked up a service grade M1917 their first weekend open in ‘24 and they had some great stuff in inventory.

IMO it beats the hell out of Red Bull and Monster taste wise and just about everyone I know that consumes energy drinks sticks to Celsius. ...

Im4datigers hit the nail on the head. A year-to-year tenant situation.can put you in a tough spot in multiple ways, especially with low cash reserves.
Run this by a few different commercial brokers that are active in the same asset class. Gaining a long term tenant at market rates would be ideal ...

There is still tenant demand for trophy office space and businesses, especially if you’re downsizing a bit, will pay a higher rental rate to be in a new asset with all the bells and whistles.

It's aggravating that a commercial broker is not giving you much of a response, but you really need one who knows the market to give you some advice on the warehouse site.
Most industrial leases are Triple-Net(NNN) which means that the tenant is responsible for utilities, pro-rata share of expens...

I’m not sure how the weather is in Spring compared to the S. Appalachians, but there’s some great hiking in the area.
The Adirondacks are incredible, I’d recommend picking one from the Adirondack Loj Trailhead.
