My house is 4 years old and was sodded with St Aug. I was told the yard now has St Aug, bermuda and zoysia. How is that even possible? Any chance that can be fixed?

I have St Aug and there's some greening on mine but lots of dead. Lawn looked really good couple of years ago but awful last year. It almost looks like different type of grass growing now. What is best fertilizer to use?
