Billy Blanks seems to have the most knowledge of the suit even if y’all don’t like how he’s presenting it. Buyers agent will still get paid after July. And if I had a choice on whether to pay a buyers agent 2.5 % or a listing agent 2.5%, I would do the buyers agent all day. They do way more work...

The seller doesn’t just automatically get the deposit if the buyer backs out. Buyers can get out for “financing” or inspections. The buyer could intentionally manipulate their credit so the financing doesn’t work out. This is why I said earlier, I would look much harder at if they are using a leg...

Deposits are dumb unless it’s sizable. I see so many people that do $500-1k deposits on a 300-500k house. Everything has gone up in the past 20 years except deposits. 500 or 1k isn’t going to keep someone on the hook. I would be looking much harder at the lender on the file over if there is a depo...

I agree, I would say the average time a succession takes in LA with a good attorney is 5-6 weeks. I have seen them done in 2-3 weeks. Normally the longest part is waiting on the judges signature. This is also assuming the family has all their stuff in order. ...

A probate is not that expensive. If you don’t run into inheritance tax, it’s likely not worth it to setup a trust. I see tons of people pay a lot of money to setup trusts that aren’t needed for their situation. ...
