Yeah, I’d probably want a 14’ if I were hauling a SxS full time. I have a 12’ that’s perfect, but I’m just hauling an ATV so far. I’ll get a Mule some day and I worry I’ll miss the extra length.
If it’s a full size, you probably want something that’s 6.5’ wide. Most of the higher end utility trailers like PJ, Load Trail, Diamond C are this width.

I would highly recommend looking at the features some of these premium brands provide and comparing your chosen brand. Features like boxed lights, concealed wiring, flip away jack, lots of tie downs, stake pockets, bi-fold gate, spare tire holder, may seem frivolous, but all those I listed are exceptionally useful. A good trailer should last across multiple trucks and SxSs.

I’m typically a bare bones guy, but I bought a Diamond C after the 2016 Flood because that’s all I could find. It’s made me a total trailer snob. No more chintzy trailers for me.
Seems like a conflict of interest for the people doing preventative maintenance to be the ones doing the eventual replacement too. And they wouldn’t sell the service plan if they weren’t making money off of the buyer.

No offense, but I oppose my tax dollars going to any program that pays landowners to plant pine trees in the SE. and I’m applied for some programs too. Multiple agents recommended applying for tree planting programs and I politely declined out of principle. It is not an objective .gov should have right now.
Crimping terminates the plant that it crimps, or at least that’s the point. Mowing doesn’t kill the plant.
For fall plots, spray or till or both. Or accept really really crappy results. The crimping is a possibility on some well managed summer food plots. Not fall.

Not being a smartazz, but what do you mean by this? You’re a master carpenter or something?

I’m also honestly curious how much of an expert you need to be to do this. I can fix most things in my house, but I do get stumped from time to time.

I wasn’t trying to call BS. He could be right. Real estate agents are at least as good as broken clocks. I was just highlighting how much it can vary based on location.

3 years ago, I was quoted $40k for 125yd long damn 25ft at its highest, and clearing of 3.5 acres of headlands in SW MS. Just to show that it depends on a LOT of factors. 2 quotes I got were much less than this board had me fearing, fwiw.
How long is the dam? How big is the existing pond? What re they doing with the spoils? Are they using a pan or an excavator?
You’re probably closer with your price range than me!
Can you throw up an aerial photo? How would it be enlarged? Moving the dam downstream? Excavating the headlands? How deep would this half-acre be?

I’m gonna guess between $15k and $50k without any more info.
I never jumped in but thought about it many times. I always liked to gauge purchase opportunities against the “1% rule,” but I don’t even see that possible these days. And, to be honest, even that situation is a modest RoR. That’s an RoR of 12% plus appreciation BEFORE loan interest, taxes, maintenance, and stress. Thats a pretty measly return. With that said, who knows what the future holds?
