$106. And our water and HVAC is powered by electricity. So this is just natural gas for cooking. Last year at this time was $60.
If it makes you feel better I paid $610.xx last week to fill a 500 gallon propane tank to 82% full. There are 18 homes in the community with 5 wells and our roof top solar panels keep electricity ~ $15/month with PNM, a bit higher in the summer with 4 mini-splits. It's taken 4+ weeks to melt the last snow fall.

I bought a house in July on a 30 year fixed rate of 6.875%. I’ve been paying down an additional $600 a month just to help on principal. I have an offer from my mortgage company to refinance to a 15 year for around 5.25%
Historically that 15 yr 5.25% you are contemplating is quite good.
My wife and I bought a much larger house with 4 acres of land at the end of Feb 2025 and sold our existing smaller house in March 2025 which was on .22 acres (was tough with big dogs) and cleared $362k. Went from 1.625% on the prior house to 6.475% on new house and got the seller/estate agent to buy down the rate to 3.10% for three years and also reduced the purchase amount significantly and we have been paying an additional $600/month too. We will pay it off at the end of yr 3 if mortgage rates haven't declined much. The Fed may cut rates in June but that doesn't mean it would impact mortgage rates. The mortgage broker we used is supposed to call me about a bifurcated mortgage which would lower the mortgage cost but I'm not holding my breath.
Gotta pass on Glen Davis for numerous reasons.

2. He (like he always has) let's DL get into his chest first and tried to hold ground, but lacks the foundation to do so at the moment (is that because of arms? or the MCL? who knows).
Doubt his knee is fully healed but he really needs to develop lower body strength or he isn't going to beat any of the better DL's, his arm length isn't exactly helping him nor getting any real help from the LG. Watching the Rams/Seahawks 2 weeks ago, no team is going to beat down the DL of the Seahawks with any regularity. Seahawks looked much more ready to play yesterday than the Pats, which PO'd me as I was pulling for the Broncos to reach the Super Bowl.
Anyone that watched the Seahawks this season knew their D was going to kick arse and that's what they did. I'm glad the Pats didn't get another trophy.

Ehhh, I am going with Stephanie R. and Skip Bertman getting JJ to LSU and Bertman's vast college baseball knowledge. I'm waiting to read the book on Phat Scott's bumbling into dragging LSU football down and how Saban helped get Lane to LSU.

Your path to retirement sounds a lot like mine. Worked and saved the last 30 years with the goal of retiring at 55. I turned 55 this past year and while financially able to retire, I decided to work three more years at the most with the ability to shut it down at any time between now and then. I was then diagnosed with Stage 4 colon cancer in October. I'm retired now. Time IS precious. More isn't always better.
You're giving me flashbacks. I was diagnosed with 2B colon cancer at 47, lost a foot of sigmoid colon, retired a few weeks later prior to hitting 48. It's been 12+ years with no recurrence for which I am thankful. My wife and I have way more $ than we will every spend and probably leave it to our nieces.
