I would get a home inspector out there right meow. Even if it has already been "inspected" by the builder/construction co., I'd still hire my own inspector....

Single hung is extremely more energy efficient. My current house (new construction) only has 6 windows that open (single hung) and they are only for fire/egress. The rest of them are picture windows....

I live in Alabama and my backyard borders the national forest. For the last 3 years in the month of April, the leptons in charge decide to control burn half the mountain. I guess they think the hens can pick up their nests, and eggs, and move away from the fire....

Check into a ducted mini split system. That's what I have and it's amazing at how little power it uses....

Given your parameters, I'd focus on looking for a TJ. They're easy to work on that straight 6 engine holds up if you take care of it. I'd get a manual too... much easier to maintain a Jeep's manny transmission than an automatic....
