Hate this time of year. Get to add a daily chore of vacuuming the carcasses for a few weeks. They just swarmed in Covington pretty heavy the last two nights, so we SHOULD get a bit of a break while they train their next army. You don't usually see more than 2 nights in a row :knocks on wood:
re: Midea 12000 BTU U Model Window Unit
Posted by Neauxla_Tiger on 4/28/25 at 10:14 am
I have I think the 10000 BTU model and love it. Had it several years now in my master bedroom. It is extremely quiet. You can hear air flow, although still not loud. I sleep with a box fan anyway, so I don't notice any sound at all from the Midea. I don't hear the motor or anything else. The inverter technology is very quiet to begin with, but the U shape allows the window to close enough to shut out the noisy part of the unit.
The install takes a while, but it's very sturdy and well insulated once in place. Although I did find out after I installed it that I had Covid, so that's probably why it wore me out
Has a remote and a pretty good app too.
If I have any gripes at all, it's that cleaning the fan blades is a real bitch if they ever get that dirty. But hopefully that's just a once every few years chore.
ETA: They dominate in consumer reports too.

This thing really is gonna end up going red huh . Hopefully we're just filling the pre-market gap and getting rid of the weak hands selling for 10 cent gains.
As I type this we are only 20% higher than where we were in September before news of the grant. Just insane to believe that getting the grant, this designation by Trump admin, interest rates expected to come down, and the other developments with Koch/Equinor since that time all result in a measly 20% gain.

If it goes red, I'm buying a bunch more. Koch, Equinor, and the federal government all backing this thing. I think a lot of the risk concerns are alleviated by the big players that are betting on it.
We may get to combine great PR with a green market day for the first time since 2021 it feels like.
ETA: The message volume on stocktwits is so much higher than it's been in a long time. From an average of less than 1 post per day to like 1000 since last night. Definitely a lot more eyes on this thing going into today

Classic SLI to have good news while the broader market is blood red. We can't have nice things.

I have been a loan officer for 19yrs now. I have never seen owners title insurance used. Never.
This is a weird argument for not getting it. I've never known anyone that had to make a renters insurance, or umbrella, or VPP insurance policy claim, but that doesn't mean those things don't exist or could come in handy. I could understand crapping on it if you knew multiple people that had claims denied.

Every title attorney has a story
Well of course they do. They're the ones people come to with title issues.

If the bank doesn't require title insurance, don't get it.
If title insurance is a scam (OP's words), then why does the lender insist on having it for themselves. They don't require the owner to get it because they don't care if the owner gets fricked, as long as their loan is insured.
quote:
The closing attorney has a malpractice policy that is just as effective at collecting against.
What if the title defect is not a result of the attorney's error? Fraud, forgery, crazy neighbor trying to dispute boundaries are just a couple examples of things the attorney may have no practical way of discovering and you're shite out of luck going after his malpractice.
As with any other kind of insurance, maybe you never need it and you save a few bucks. Or maybe you do end up needing it and you gambled away your biggest asset to save a buck. There's a bunch of old threads about this on the Money Talk board. Go peruse and decide for yourself.
re: Small Claims Court
Posted by Neauxla_Tiger on 4/10/25 at 4:14 pm
This in Louisiana? If so, Louisiana is an "as-is" state, so going back to the seller post-closing for issues is a tough hill to climb unless you can really prove they knew of the defect and didn't disclose. So I guess it depends how good this admission is that you have on the record.
If you pursue, small claims court is probably the best route. I don't know if I'd even hire an attorney over $2,500. He'll probably cost more than what you'll win -- if you even win at all. And maybe you could be awarded attorney's fees, but if they are struggling to pay $2,500, they'll struggle even more to pay $2,500 + fees. At the end of the day, you'll just have a piece of paper and no telling whether they'll ever be able to pay it.

re: How often do you have a flat tire or tires?
Posted by Neauxla_Tiger on 4/9/25 at 3:13 pm
I usually go years without them, or I have 2-3 in 6 months.
A couple years ago I had a 6 inch wrench go through my tire (It was almost entirely inside my tire), and a couple months later got a screwdriver thru another tire. It was like I was collecting a toolbox. I wasn't even driving through construction areas. Think it was just some bizarre coincidence that a truck I was driving behind dropped those tools at the exact right time.

Yeah I was gonna say the same thing, I don't know how this raises more questions. Seems pretty clear what happened. I'd be relieved to find out it wasn't something worse, like she was abducted and has been sex trafficked for 42 years.

Dang, lots of volume at the close, including a 211k and 1.3m share purchase from what I can tell
ETA: OK I don't know where the 1.3m one went. Google finance acting screwy. Still lots of activity

I see nothing. Stocktwits not reporting anything either. Maybe a big sell order at open triggered a bunch of stop losses. With the rest of the sector green and no news that I can find, maybe an opportunity to go red-to-green today.
re: People who request read receipts on every single email sent
Posted by Neauxla_Tiger on 2/28/25 at 10:51 am
What's even worse is when somebody in your office has that turned on AND there's a needless inter-office chain email going on all day too, so I keep getting requested all damn day. Seriously, our bosses could send a company-wide email saying we can go home early that day, and everyone hits reply-all just to say "Thanks boss ::smiling emoji::" and I get a read receipt request for these people's emojis that never should have been sent to me in the first place.
My pettiness boiled over one day and I recruited everybody in the office that I knew was annoyed by it and we made it a point to send the read receipt every time, so this person got a dozen receipts for their stupid arse emoji they just had to hit reply-all for.

re: Tell me the 2025 cap gains of $250ksingle/$500kfiling jointly will increase per inflation
Posted by Neauxla_Tiger on 2/26/25 at 4:45 pm
Maybe I'm wrong, but I thought the 250/500 figures weren't referring to sales price, but referring to the amount of gain.
In other words, if I'm single and selling my primary residence, I am exempt from capital gains up to 250k of gains. So if I bought my home for 200k, I could sell it for 450k tax free, as that would be 250k of capital gains.
If I'm remembering that right, that's a pretty generous amount of gain that the overwhelming majority of people won't come close to hitting. If you have more than 250/500 in gains from selling your home, then you're probably doing well enough to afford a bit of tax on the excess.

Seems like it's intent on going back to pre-grant prices. So stupid. I hate the stock market. No logic sometimes.

Didn't sound like the transcript was inviting any debate to me. Even if it did, would a debate about the Governor or President's policies relate to a Criminal Law class? Please enlighten me.

 The types of teachers that start ranting about their politics are generally NOT looking for a debate. They're looking to use their position of authority to talk down to their students. Besides that, even a genuine debate would be a waste of student's tuition dollars unless the class itself is Debate 101.

re: Eufy camera “animal” setting
Posted by Neauxla_Tiger on 1/23/25 at 8:48 pm
Yeah, hardwired over battery for sure if possible. I also had an Arlo (old owners left it with the house), but I got so sick of replacing the batteries. It burned thru them fast.
I got a eufy that plugs in and mounted it under the eave by my side door. It's only rated as an interior camera, but it doesn't get directly rained on, and it did fine in the snow storm. It was only like $35 so I figured it's not too costly to replace every few years if needed.
