is there a good place to buy gold/silver locally? or do ya'll buy them online? I've been looking at online brokers, but they have bad reviews for the most part.

I made my first offer on raw land today. (verbal agreement)
Its in the Ozarks Mountains, flat river bottom, 90% woods to pasture, 50% cedar 50% hardwood, 2 small creeks, 1 small pond, plenty of deer & turkey. The pond area is slighlty clear, so I can plant corn or food plots. Really want to farm just enough to cover part of the mortgage payment. Livestock/Row Crops possibly.
The reason for buying the land is for investment purposes. I was hoping to make a little supplemental income off the land for making payments, but I don't have to go that route. I paid off my truck this year & going to apply those funds to this land deal. If livestock & crops are too much trouble it's fine. I will focus on having a nice place in the woods to share with my family.
A homemade cedar log cabin would be cool.
I was pre-approved for the loan, my offer was accepted, just waiting on the lender & loan process.

I've never attended a road game. But, Im taking my wife & 3yo to the Tenn/Ark game in Knoxville. We got tickets on the lower level in the endzone (Tenn section)

The 50sma is at $3.45 ERN came real close to hitting that trigger point. It had a good power hour, but I would be very cautious. Will it go back to $8, who knows. I wouldn't bet my hard earned money on that. You would be better off flipping it when it's hot.
