It's clean, extremely well-maintained and provides lots of stimulation.
Personally, I just think it's far too crowded. Plus, the Florida sun beats you up pretty good.

Downtown and East LA are sewers. Anything on the ocean is fine except for Venice Beach.

If this were the 1990s, it would be 100%. Today, I'd say it's more like 60-80% assuming your kid puts together a strong application.
