If you are worried about erosion or just don’t want to see bare mud, get a seed thrower and put down some annual rye grass. It doesn’t need to planted that deep, an 1/8” deep or so and it comes up quickly and will stabilize the top soil. It will burn off as we warm into spring/summer and won’t inhibit Bermuda growth. Only down side to annual is it doesn’t regrow like perennial rye (which doesn’t seem to sprout as fast as annual).
re: Jen Psaki: the trucking convoys have nothing to do with vaccines or mandates

Q Thanks, Jen. So, truckers in Canada last night shut down the Ambassador Bridge, which carries about a quarter of U.S.-Canada trading goods. So what’s the administration’s response to this action? And what steps are being taken to ensure the free flow of goods? And also, any preventative steps being taken to address a possible blockade on the Michigan side of that bridge?
MS. PSAKI: Well, let me first start by saying: I know there’s been some suggestion — not by reporters necessarily at all — but that this congestion is related to the vaccine requirements. It’s not. I mean, I — I’m saying — I’m going to get to the protests. But the protests going on across Canada, which have spread to a bridge, are leading to sporadic congestion and blockages.
I would — just to go back to my point I was trying to make is that across — what we’ve seen with these requirements is, across indus- — a range of industries, vaccine — vaccination requirements have been implemented with no disruptions, have helped increase vaccinations.
These requirements help protect more people from COVID. And there’s been zero indication across these industries that they would lead to disruptions, including on this policy.
We, of course, support, as you know, the right to freedom of speech and protest. But we — and while we do see some of these congestions due to protests, this is clear that these disruptions have broadened in scope beyond the vaccine requirement implementation.
We — beyond that, we are, of course, in touch with our Canadian counterparts, but I don’t have any updates in terms of specific steps

1031 Reverse Exchange

Any advice from the money board on 1031 Reverse Exchange process? Plan is to seek reputable counsel but any insight is appreciated.
Sell Property: Producing Oil and Gas Property (Real Property)
Buy Property: Acreage w/ house (Real Property)
Found country property I want to purchase prior to the maturity of a small working interest in a O&G multi well producing asset (wells just came online and want to show 3-5 months of average cash flow to maximize my sale)
O&G wells are held in sole proprietor LLC (me) with other O&G properties. I want to identify and “nominate” this property within the LLC to be sold.
My understanding is:
1.) purchase new property via Exchange accommodation broker
2.) officially identity on record the O&G properties within 45 days of purchase
3.) sell said O&G properties within 180 days
Going through a “qualified intermediate” or staying away from disqualifed persons is confusing as it appears to eliminate my CPA (who I would prefer to use).
Any info on costs, experiences, IRS scrutiny etc is appreciated.

a-hole lives on my street. FBI, ATF, etc got called out to the same house sometime in 2013 for having illegal/hazardous materials. He was put on probation. Hopefully he goes away for a long time.
Law enforcement had to set off a couple devices this afternoon. I heard ppl saying "a lot of hazardous materials" were found this go round. Rumors are not just bomb materials but gas type chemicals. Glad they caught him before he did any harm.

Cox bought a good portion of CVX shelf assets a year or so ago and took a while to close. Arena recently exercised their options to take over some Eugene Island and S. Timb fields.

I hear rumblings that there are business units from deep water that are going to relocate to Covington. I can't confirm or deny the rumors...

The article you linked does not represent the price paid for the aggregate of the fields. BM, MP 41 & MP 299 et all fields make 16,000+ BOPD with minimal activity in 2+ yrs. lots of easy PDNP work overs, low risk PUDs, dump floods etc. There is a significant amount of ARO/P&A but the assets are very cash positive/ generative. More companies than you would think made a play at attempting to acquire these fields.

Yes and yes they are hiring. It's good to see some life breathed into the shelf.

Chevron did not sell their Covington office to Cantium. Cantium is officing just down the road from chevron but will not be taking any physical space from them.

Most Chevron employees working the assets that were sold to Cantium are being absorbed by the new company. (Or at least have been or will be given the option). Cantium has a very aggressive plan to recycle capital generated from the fields back into the development of BM and MP. Cantium needs good people to execute the business plan. Cantium plans to be very active with assets they believe still has a lot of meat left on the bone.

Wish I could tell you more about the city but I stayed around the hotel area and worked fairly long hours during the day. Plus was really cold outside in early Jan. I know there were a few museums close by that everyone was talking about that I never got around to checking out.
