OT: Buying a house in Knoxville?

Brethren, I'm moving back to God's country after an 8 year hiatus. I have pretty much decided that I am going to purchase my first house. But here is the thing, I will be doing this as a broke arse college student because I'm going back to school again and I'm tired of paying rent.

So, looking for any general suggestions on buying tips, etc. I'm looking at houses anywhere from 65-90k. I realize this is cheap, but I only plan on living there for 2-3 years max. I am familiar with some of the "bad" areas having grown up in the area and I don't mind living in sketchy areas as long as it isn't a fricking crack house. Looking for places near UT so I'm looking in South Knox, North Knox, Park City, so on and so forth. I'm not opposed to West Knox but seems like the most affordable properties are condos.

So, if any of y'all have any advice, general or specific, I would greatly appreciate it.

It will be difficult to find something good with that price range but believe it or not there are a lot of older houses hidden away in the Bearden and Lakeshore area (or at least there were) that would fit your budget. Certain areas in Halls/Fountain City are still safe but even there you gotta be careful. I'd honestly hook up with a good realtor.

Unfortunately, most of the 'bad' areas you mentioned have gotten worse since you left but there are good/safer outposts even there.

Also, before buying you can always call KPD and KCSO and ask them directly about crime in that area. They keep stats and can tell you.

Thanks for the reply. Surprisingly, I've found quite a few houses within that price range that are for sale. They're mostly old homes (40s, 50s) so I'm sure there are question marks, but I like the old houses.

I wouldn't mind the Bearden area, I've always liked that part of Knox. But I'll probably be somewhere like Fountain City.

I'll certainly check out the crime stats. Thanks.

Rocky Hill has some nice houses in your price range. I know you said Fountain City more than likely, but just in case you end up looking around Bearden. Good luck!

Fountain City has suffered with this economy and Knoxville's ever increasing westward expansion so you might like Bearden better these days. It's kinda sad how some places are gone or run down (the music shop on broadway is gone!). Parts of it are fine but parts of it are just depressing. I will say though it looks like it's on its way back again.

Definitely check out both places. A lot has changed even though a lot is still the same as it always was.

Happy being back, we'll be in the same position next February with looking for a house and going to school. Are you done for good now?
