No it didn't. But you know who owns a large building with multiple tenants in it? He's a rather large Arkansas booster who has helped on Dickson and you like his chicken.
The University is supplying the demand however.
Dickson is a great place and will only get better with new apartments within walking distance going up in the next 3 years.

I was referring more towards Dickson street how it wasn't always the main focus on campus as we've discussed here multiple times. Fayetteville is now being opened to the world.

Dickson at its lowest point was still better than most college strips, IMO. If you're looking for an impetus to the latest renaissance, then its the Walton Arts Center. Tyson's development is very nice, too. I wish someone would purchase that large lot across from the P.O. and do a similar building. That would make a seamless transition all the way up to Center Street, via Block and the Square.
Its still an entertainment district that a lot of larger cities would love to have.
If you are into infill and re-development, google "Incremental Sprawl Repair". There is a work-group named that based in Fayetteville with a lot of good ideas. I think they are going to start some new development soon, infill and urban style stuff. The "Trenton Donut" is a prototype for redevelopment of the corner of College and Trenton, across from the building that used to house Doc Murdocks, and is now Lacuna.

Are you talking underwood plaza or what? There was a condo building planned for the lot housing the building where Mr. Tux used to be forever, but that was never built. I'm glad, too, because it was hideous.

Oh, yeah that tanked and was sold. Ironically, the one I mentioned which was never built was to be named "The Dickson". The guys who wound up owning "Underwood Plaza" re-named it to "The Dickson". There's some kind of VIP club up top now, all lit up in red at night. I bet the views from up there are great.
It will be the tallest thing on Dickson forever, too. In response to the condo craze, the city passed 5 story height limits for that area.
The two new infill apartment buildings recently passed are slightly higher, by a measure of a few feet, but had to get a variance from City Hall before moving forward.

Dickson is ok, I guess. Maybe you have to live there to appreciate it or something. Put me in the underwhelmed category.

The Walton Art Center is the last remaining holdout which would take Dickson Street to another level. I've put in a few calls back home poking my head around. I'm doing some DD for my brother who is wanting to open a new bar on Dickson. A friend of his Started the New "Green Cab" company in Fayetteville recently.

I've been talking to a friend of mine in WM (Wealth Management) who went to Ole Miss about pushing some of his clients towards Fayetteville. I keep telling him let's REIT a serious project, ha. He's always.. "In Arkansas" my response is always "Well we sure as hell can't do it in Mississippi", ha ha.

Modus is beating the path. A student housing project like the ones they are about to begin are the future. I think a good place for the next wave of those is along Leverett, where those old Sweetser buildings are taking up valuable space.
You could walk out your front door, hit the trail to Dickson, Wilson Park, and campus. Like a 5 minute walk...

I'll give you an idea for a bar.
Go midtown. The whole area of North College Avenue is gradually redeveloping. A lot of young families who want to live in "real Fayetteville" are moving to the areas north of downtown.
There isn't a decent sports bar or bar & grill anywhere between Joyce Blvd and downtown.
Somewhere between Township and North Street. The old Mermaid's building would be a good spot, IMO.
