And Harry, when you awake from your Ripple-induced slumber, I don't post on that board, but something to consider — it's touched on there, but depending on individual situations you may want to research the potential for a special assessment.
I know of one condo on the coast, for example, that after a hurricane assessed each member unit about $15-$20k for overall repairs, and it was a "we need this by the end of the month or you'll need to immediately move your stuff and get out" situation.
So in particular I would read that language very carefully, or otherwise plan for it through insurance or budgeting.

That is exceptional advice everyone. You might even want to get a lawyer who specializes in property management to take a gander at it first. Better to spend a few hundred on the lawyer then wind up tens of thousands of dollars in the hole.

In Phoenix I didn't have grass, I got fined because a weed happened to grow in the rocks and I didn't pull it in time.
These people would literally walk around looking for shite like that and anything else. I felt sorry for the people who had actual jobs and vehicles with their businesses, they weren't even allowed to park inside the gates unless it was in their garage.
Oh, and your garage had to be closed, you couldn't just leave it open.
It was nuts. And who the frick wants to go to all those meetings and shite to decide how everyone is going to be forced to do something?
