Never anything wrong with renting, especially in a volatile housing market. LV, is the epitome. When the construction jobs go away, and the tourism dries up, every thing else shrinks there. Add a housing bubble to that equation, and LV was a nuke set to detonate.

As you well know, there were condos listed in LV for dirt cheap, and I mean dirt cheap. I'm sure they're still out there, lots of restrictions from banks regarding financing of condos. Cash is king.

I learned a lot from this last bust, hopefully I have cash lying around for the next cycle.

We had the ability to buy and the desire to buy, but it just didn't make sense.

Stay away from Vegas at all costs. Tt's Detroit v2. Even now, we're building another bubble from California investors buying up foreclosures with cash hoping for gains. It's all a bubble.

3,000 sq ft house here should cost $300k, tops. The market is being help up by out of state investors with cash buying the results from the last assholes that thought their houses were worth millions.

Vegas doesn't produce anything but good times, and we're beginning to price ourselves out of that market.

ETA: not fixing my drunken typing, just understand what I'm trying to say please.

Yes, there are. Sadly, I never met one I wanted to keep in Columbia, MO.

Plus, I was ready for a change. And it's beautiful here, I'm loving it so far.

Agreed, a investment home there would be a horrible idea. For the exact reasons you stated. Its just a sketchy town in general.

SEMO, congrats. I thought you were just moving somewhere else in Missouri. You can give us a good idea of what SEC fans actually think of Missouri in real life. What a concept indeed.

There are those that disagree, but once they're proven wrong they'll be bailed out by the government and all will be fine.

Will do! So far, the ones I've met and talked to are very friendly, and will bring up any connections they have to Missouri. But with us being in the east, and most people here being fans of west teams, there hasn't been any smack talk. This may change when I go to the Alabama-Ole Miss game this weekend and they realize I'm a Mizzou fan though.

And my loyalties are set. No switching for me! As a matter of fact, I'm in my "Rock Chalk Chicken Hawk - Screw kU" shirt right now!

I ran into a Bama fan in Gulf Shores this summer. He knew damn near as much about MU as I do. Nice guy wished us well. The telling statement was we will never really succeed until we get a different head coach. I happen to agree but it was telling that an outsider thought the same.

LOL. There are a lot of SEC who are well informed of the teams in the SEC. Example: Texas A&M is no mystery to LSU fans as LSU has a long history with Texas A&M already. LSU's record against Texas A&M is 28-20-3.
At some point, the SEC will not feel new any longer and Mizzou fans, just like the other SEC fans will know a lot about their fellow conference mates the same way.
