If OU and OSU leaves, the Big 12 is done, which then makes the contract void if there is no longer a league to pay it to, correct?

Nope. Not at all.

To disband the conference requires a majority of memebrs:

If Texas, OU and OSU leaves the remaining teams can add three non-Power 5 teams to keep the league intact. That league would still own the rights of OU, Texas and OSU. Those rights combined are worth $600 million. That is a huge roadblock.

Texas will fight tooth and nail, but OU and OSU can file enough appeals to make the case last years beyond the Big 12 being abolished.

That would cost millions upon millions in legal fees. No conference is going to take new members with that kind of baggage hanging over them. Hence why Maryland settled for more than they thought they should.

Bingo. Unless OU and OSU can guarantee a way to dynamite the conference completely it would simply be too expensive to take them. You better believe that Texas Tech, TCU, Baylor, Kansas, and KState would fight to the death to keep from getting left at the altar.
