To tie it all together, for real estate speculation purposes the Old 4th Ward is a great place to buy a home and see 300% return in about 15 years, realizing rental income (or deferrment if you live in it yourself) to offset the opportunity cost of the investment.

It's what Decatur was 15 years ago.

Ultimately, school system is what will put O4W over the top. You can plant as many trees and slap as much pastel hardy plank you want, but it comes down to school system.

It's the dollars possessed by nuclear families and aging homos that drive the ATL real estate market.
