NWA is still a nice place to live, but if I had to place a bet, I'd bet Fayetteville hits a steep decline soon.
They are building WAY too many apartments here now. Every shithole, crime-ridden apartment building was once the nicest, newest one in town.
In 20 years, there will be so much shitty real estate in this city that attracts crime and Section 8 it won't be tolerable.
Throw in people like Good Shepherd Lutheran, CanopyNWA, and the Marxist city government who are doing everything they can to bring in refugees, poor folks, and subsidized housing, and there's no stopping it.
Bentonville will only get nicer, though. Farmington seems like a decent town. There will still be a good balance of nice cities to live in, but Fayetteville's best days are definitely behind it. I say that as a homeowner here and second generation resident.
