Calling all Baton Rouge Real Estate Gurus

The fiance and I are looking at a house in the hundred oaks/ Zeeland area. It's a 4br, 2 bath around 1800 sq ft. Seller is looking for $330K, which I know is way too much. But what would yall consider to be the high end of that market per sq ft of living area? Right now it's listed around $190/ft.

190/ft2 for something that's outdated and will need constant fixing up. No thanks

BR real estate is an enigma to me. No way something that outdated should be over $170/sq ft.

Is it for sale by owner? If so, seller should automatically take less than 6% under fair market value. Ask the experts.

This is just too high. Those areas around the lakes and GD have gotten way too expensive. I'd say $170/ft2 is reasonable.

That area it's difficult to price by sq ft. There is so much variation from home to home. Look at how it's built out and see how it compares to others on a case by case basis.

because that is what you do when you sell a house??
Offer 290 aiming to get right at 300 or 305, that would probably be a good deal for that area.
I wish I had seen that house a month ago, we were looking in that area, but we are closing on a house next week.

That is a really nice house. I love the area and understand the desire to move there. According to tax records, it looks like it was purchased around 2007. Have a realtor look at what was paid for it and then ask them how much improvements were done. That will tell you what they need. I think 2146 Wisteria is a pretty good comp for the house. Add into it a better location and a larger yard and you are right around 300,000.

I know the sellers, very nice couple and they did a really good job on the remodel. The house is solid as a rock, maintenance costs shouldn't be much of an issue. I'm in the market and would buy it in a heartbeat if the price was realistic, but it's 30-40k over-priced according to my realtor and the comps she pulled. 170/ft is the ceiling.
