Agree. But for the cost of a modest house on St Charles, you could have a 8,000 square foot house in Homewood, Daphne, etc.

Have you ever been to Homewood? Not many 8k square foot houses there. Most of them are old and tiny with tiny lots. And overpriced. My house in Vestavia is 2,500 square feet and a garage that is 1,400 square feet and I couldn't get 1/3 of that space for the same price in Homewood. And it might have a carport out back. No way it would have a double garage.
