bottom line is it's expensive to build a home right now. Labor is high and materials are high. We are GCing a build ourselves and we've already gone over budget on several items. It's also very hard to find good reliable subs right now that don't charge an arm and a leg. I got a spray foam quote for $20k and an exterior painting quote for $12k (doesn't include paint).
