How can you say they will be back based on the little info given? You can't. Neither can Baird. I do some land deals, and the motive from sellers are all over the board.
You are correct in trying to learn more about why they want the property.
We don't know much about the OPs financial situation. Taking the money now could be the right way to go. Are there other options for the prospective buyer, meaning that he should decide sooner vs later?
