I have actually thought about this at length.

I am actually on the western edge of where I want to be right now - so...

#1 - start in North Alabama, near or west of Huntsville. Follow the AL-TN state line, TN-GA, GA-NC, NC-SC lines due east. Stop somewhere just before you get to Charlotte. I want to be somewhere within 75-100 miles of that line. There are moderately sized cities that are better than expected (Huntsville, Chattanooga, Ashville, Greenville, etc), mountains, low cost of living and property, never more than 6-8 hour drive from the beach if you really want to go. You'll get four true seasons and the worst one will be short (winter).

#2 - Coastal areas - I don't want to be on the beach but I like the laid back lifestyle and attitudes. Maybe 10-20 miles inland. Plenty of really nice small towns like that in AL/FL/GA/SC/NC. Have always loved the AL gulf coast but work has taken me to Cocoa Beach frequently in the last few years, and we really really like that area as well.

#3 - The WEST - work also frequently takes me to Utah, and I used to work for a company HQ;d in Denver. So love both UT and CO. Not sure I could take the cold weather but love the area a LOT. I think Utah is a lot cheaper than CO right now but is developing, getting a nice place north of SLC near Ogden would probably pay off handsomely in the future.

Who am I kidding though... my house is paid off and I have too much crap to move. It would kill me to even try and I'd never even enjoy retirement.

I've always wanted to own a lot of land in a hilly area like NC. Basically, I'd retire from my career and then work full time on the land. I think teaching at a nearby college or university would be cool too, but doing all these things is kind of a pipe dream.

My folks retired near Mark Twain lake in MO. If I had to retire in MO, I'd pick the Tablerock area or Lake of the Ozarks. These are very nice lakes.

I also really like eastern TN and Flagstaff, AZ.

Would love to live anywhere where there are 4 seasons. The heat and humidity gets tiresome, at least for me.

If I left JP, it would likely be Germantown, Collierville, or unanexed Shelby County, TN, Chattanooga area, or Callaway, VA.

Somewhere in the South, on the coast. Bald Head Island, Hatteras, Myrtle Beach all sound nice.
