Visited my son last weekend in Austin for the regional. The homeless situation has shown immense improvement over the last year.

Austin's homeless situation is similar to Denver and they are a three foot putt compared to SF, LA, Seattle etc..

Nail on the head. Not to sound like a tree hugger, but affordable housing is a huge problem throughout our country and the homelessness, etc. are usually worse in areas of higher population and affluence. That’s why there are more homeless people trying to get into NWA than Little Rock. Everyone wants a piece of the frickin pie. Third point always stands when we’re talking about Aggie.

They cleaned it up before the regional I guess. There were still a decent amount of homeless there, but nothing that you wouldn't see in Houston.

If you think the housing market is crashing in the next two years you are even dumber than you act on here.

It will be another 10 years before the housing market gets level.

They haven’t been building like they used to pre 2008. Without tons of homes being built the housing market isn’t crashing

It will. Not sustainable. Just buying a house in my neighborhood requires more than 1 million to buy a house. That is not really attainable for 90% of the population. And it is way worse in places like Boulder and Fort Collins, just in Colorado alone. I've seen houses in Texas that go for more than 500,000. I remember when my parents house cost 80,000 in the state of Texas. My first house in CO was 180,000 and it was a LARGE stretch for my budget. My current and last house value has doubled in three years, and I could not have bought it today ...

It is absolutely not sustainable, not in the Midwest or on the West coast. Not in Virginia, NC, or any number of places on the East coast. Only decent costs I personally know are in Wyoming, and Kansas at this point. And the poorer southern states as well.
