College Station is a nice town with an ugly campus in the middle of it.

Living in Fayetteville, its hard for me to imagine college towns being truly shitty. That's a damned shame for some of y'all.
I've been to College Station a few times. I didn't find it particularly shitty or appealing. Felt Texas-suburban. Not Frisco or Southlake, but more Mesquite or Garland. Not turrible but just sort of average, with everything you'd find in a big suburban town.
Waco just seems like Temple with a college in it. A place you'd stop to pee, but then quickly drive on down the highway to whatever real town you were headed to.

Waco is one of the most dangerous small cities in Texas unfortunately for Baylor it's in Waco. shootings every day.

If you're ever there, go directly to the BU campus and then immediately get the frick out. Do NOT venture to the other side of I-35 for any reason

Actually you have to be in the top 5 to 10 percent of your class last I checked. My daughter had a 3 point something in high school and pretty decent test scores but didn't qualify for A&M so went to Bama. Bama has pretty strict standards also, but not as strict as A&M.

TBird when's the last time you've been here? Baylor is buying up properties left and right around the campus and closing them down...does it still have some bad areas? Same as any town. But I can promise you I feel a hell of a lot more safe leaving my wife home at night if I get called out to work then I did back in Baton Rouge. (In case folks can't tell yet, I currently reside in Waco). Now I will say that you are 10000000% correct about the tap water. I can't do it. Bottled water 100%.
To answer the OP's question, I think College Station is probably the better place to be if you are younger and still into the bar/club scene. But younger families to older folks I think would prefer Waco. It is fairly rural, but consistently growing. Nice parks (yes TBird I know to avoid Cameron Park at night ), decent golf courses nearby and some good school districts. I will say that currently I live in Waco proper but will most likely be buying in the Hewitt/Woodway or China Springs area...if not all the way out to McGreggor.
IDK why people have such a negative stigma about Waco. It's a fine little city. I think the aggies just hate the bears for some reason. Hard to tell why bc judging by the size of the stadium and the terrible pbp and radio shows they have, they don't have very many fans.

Seriously? One shouldn't go to Cameron park after dark? I totally dig their MTB trails and the rest seemed like a decent park. I still wonder if that's a real zoo back up in there. That little downtown area is nice and I think Baylor's new stadium is best in the state. But I've never really been outside of those pockets of Waco.

College Station - increasingly an exurb of Houston. Strip shopping malls, flat, not much character. No real "downtown"; there's one of those in Bryan though. But, it is safe and clean. A&M's campus resembles a Soviet tractor factory.
Waco - along with Temple and Kileen it forms the Shithole Trifecta of Central Texas. Think of the south side of Chicago, only way smaller and in Texas. Surprisingly bummy, dirty, and dangerous. Really depressing place. Only get gas at stations on the bottom or the top, just get through the actual town and move on. Baylor's campus is nice looking, but it is DIRECTLY on I-35 with no barrier or buffer, which detracts from it in a major way.

It's been 10 years since I've been to Killeen. I was stuck there for a couple weeks for work and just shocked by how depressing and desolate it felt. There were some nice neighborhoods growing and I'm sure it's gotten better, but it just felt weird.
I had to take my laptop to the only pc repair place I could find and had a clueless old man completely wipe my hard drive and charge me $80 for nothing.
One day I pulled into the parking lot of this chinese restaurant to try to call someone and this employee ran out screaming that the parking lot was for customers only and waving me off. Mind you, there were no other cars in the parking lot at lunchtime and I hadn't been there long enough for them to discern if I was a customer.
You'd expect some fun bars and decent restaurants near a base like that, but it just felt like a weird angry ghost town.
