It's pretty common. You just don't hear about it much because when a coach leaves on his own it's usually for another job, and that new job almost always pays that for them. There are very few times (I can't think of any off the top of my head) where a coach leaves and actually has to pay it himself.
USC for example reportedly has to pay OU $4.5 mil for Riley's buyout for leaving OU. I'm sure LSU has to pay ND something for Kelly, but ND is a private school so that doesn't have to be released.

It's a throw in clause that means little. If Kelly leaves for another job that will be paid by the new school. In relative terms it's small potatoes and it fades away pretty quickly anyway.
This is definitely a bet the farm contract barring finding some way to fire him for cause. Problem is Kelly is about as straight laced as they come and he's old, not much chance he is going to be out pulling a Mike Price.

It’s hard to negotiate when in both situations the coach had all the bargaining leverage because the programs were desperate for a decent coach.

WHy would he use his own money when he has a non interest loan?
Invest money and pay the loan off with the interest off investment and still make money..
