It appears there's no stopping the Dallas-fication of Nam:

The Wedington interchange is planned for improvements already. A "jug-handle" for northbound traffic coming from the west will make a huge difference.

I'm afraid traffic is here to stay.

Mixed feelings. Fayetteville does a lot of good development right. I suppose we will be that city of 5-7 story buildings clustered in "cool" neighborhoods sooner rather than later. We are turning into a city, though. Rapidly.

Third lane between Tyson Parkway and Johnson exit is scheduled to open later this week.

No chance of the third lane in Bentonville ever opening until the whole stretch is done.

Lowell's third lanes are to set to close again due to building an overpass or something.

Bentonville and Rogers didn't like the AHTD design of that exit and are paying to have it redesigned and expanded even wider than AHTD originally thought necessary

That's why those lanes are paved and not opened

Only in NWA would they build a 3rd land and not use it.

I also love how the southbound 3rd lane bottlenecks in Fayetteville instead of opening up traffic a bit.

I can't believe they opened up the section between Pleasant Grove and Springdale and have now taken it back down to 2 lanes. And the 2 lands they've taken it back down to are way worse than what it was when it was actually under construction. Unbelievable.

Mercy Health announced a new tower for their Rogers hospital, $247 million investment, 1000 new jobs over the next 5 years.

Boom shall continue for another 5 years minimum. It's just picking up steam. This boom cycle looks to be the strongest yet.

1000 new local white collar jobs will be created at JB Hunt over the next 3 years as they complete their new tower.

Also, the Arkansas Children's Hospital expansion into Springdale is going to be worth a few more jobs.

Yeah, I forgot about that. Supposed to be a five-story building over by Arvest Ballpark. The sheer number of medical jobs coming online in the next couple of years is astounding. Washington Regional is finishing up their 5-story women's hospital on the Fayetteville campus right now, too.

I'm thinking the Tyson downtown stuff will primarily be them consolidating some of the jobs they've dispersed out to various crappier real estate locales, like the stuff on MLK. With their Hillshire Farms acquisition, I wouldn't be surprised to see them bringing more high dollar jobs to NWA. At a minimum that move should free up some of the real estate they own elsewhere to be redeveloped.

NWA as a whole is investing heavily into its downtown areas. As the cities continue to grow together, we will still have multiple "hip neighborhoods" interspersed throughout. Even downtown Siloam Springs is pretty cool right now, with beer gardens and good restaurants.

Fayetteville has always been great, but the whole region is rapidly becoming a really cool desirable area. The Waltons are determined to turn Bentonville into a really hip little city. It seems unstoppable at this point.
