"Oh I'm gonna take this $15 million out of my company's assets and buy a net leased gov. office building, a net leased walgreens/cvs or a single tenant net leased office building to high credit tenant. I will hold the property for five years and then offer it for sale - most likely to another REIT. Rinse and repeat."
