My wife and I bought our first house

I've lived here in Memphis for 7 years now... I've always rented because I never knew for sure if I'd stay here and raise a family or not... We've been saving money and looking for the right buying situation for almost a year now... My question to the OT is were you nervous when you bought your first house ? Did any of you ever get cold feet and back out of the contract before closing on a home ? If you could go back and change anything about your first home/mortgage what would it be ?

I dont think so... Zillow and Realtor would make it a little too easy for someone to know exactly where my family lives.
I will tell you that it's a 3/2 in midtown Memphis though.

Yeah... We're excited about it... I havent told my parents and she hasnt told hers either... They didnt want us buying in the city so we're waiting til the Is are dotted and the Ts crossed before telling them to deal with it and come help us move our shite... The appraisal was today and it's good to go so we'll close at the end of the month.

If you know about zillow and realtor.com, you've already started off on the right foot. Those websites have tools for you to track and help project the homes value. The market is also getting better for sellers, and the interest rates are still really low compared to the last 30 years.
Don't be afraid to question your appraiser or inspector. Make sure that everything has been checked. You don't want to walk into a situation where you move in and then 2 months later you need new roofing or that HVAC was on it's last legs before you moved in. I've never bought property in TN, but be aware of bullshite closing fees, look them up online, and refuse to pay them. Courier fees, loan processing fees, affiliate fees, administration fees, document review fees, notary fees, all serve one purpose: all that is bullshite and you can usually get them knocked off the closing. Those are just cash generators for the bank/lender.

We got hooked up with a great realtor by some friends of ours... He does a lot of contracting and building on the side so whenever he showed us homes we could always ask "How much would it be to do this or that ?" and he was always very forthcoming.. He was great during the negotiation process as well... Which is good cause I'm kind of a dick when it comes to spending $.

My parents are the same way. I don't want to live in Eads or Collierville though. We're determined that when we buy in a few years it'll be either Central Garden's or around Stonewall.
