I wanted to chime in with my front door issue

Our second home was three years old upon purchase and mostly still under warranty but, it had a solid cheap arse green door and it was high on the list for replacement.

Found a nice door at Lowes on sale less than $600 and it made a world of difference.

5' gutters are the only size you want on a house don't ever let anyone tell you any different if you live in the heavy rain district of the South eastern USA says who the IBC-2012 to be exact.

WTF? For a front door? You got to be lyin

Nope, but it is the full door unit including a frame and sidelights and transom. All 3 guys that came out said replacing the door wouldn't work with the type of entryway I have. I was floored. I ended up getting the door unit at cost through a friend whose dad owns a building supply company and hiring a guy to install it for, so my final bill will be around $3500 instead of the $5000 estimates I got.

Dang man I had no idea replacing a front door could be so expensive. I mean when you think about it and start adding it up I'm sure you're right but just off the top of my head I would have said 1300-1700...

right now me and the gf have been looking at condos/ homes. The main thing I'm looking at is location. If it is in a bad or suspect area then it has been ruled out, if it is in a area that has great potential to fall off within the next 5 years then its out. Im fairly concerned with potential resale value in a few years. Next, Im looking at the kitchens, if it has shitty appliances that are staying or a terrible setup then its out. Id love to get a place and remodel but we don't particularly have time for that. Then, again the looking for a place is kind of in a holding pattern until i figure out where I want to go.

Trees that must be removed is something I would try to get into the contract
